Most of North Miami was wired between the late 1940s and the 1960s, and wiring of that age fails in ways that are predictable if you know what to look for and frightening if you do not. This page walks through an electrical emergency in the order it actually unfolds: the first minute, the first ten minutes, the first hour, and the long night after. The First Minute: Deciding Whether to Get Out

Before anything else, decide whether you are staying in the house. Fire rescue in North Miami is provided by Miami-Dade Fire Rescue, and they would rather be called for a wisp of smoke than arrive to a fully involved attic. The conditions that mean everyone leaves now and 911 gets called from the driveway:

  • Smoke coming from a wall, a ceiling, a light fixture, a receptacle or the panel, even if there is no flame.
  • A crackling or popping sound from inside a wall that you cannot explain.
  • A breaker, outlet or switch that is glowing, charred or dripping melted plastic.
  • A person who has been shocked and is confused, has a burn, or does not feel right, which needs medical attention even if they seem to recover.
  • An overhead line down in the yard or on the roof, or a metal fence, gate or car that tingles when touched.

If none of those apply, you have time. Not unlimited time, but enough to shut things down deliberately and make a phone call. The worst outcomes we see in older houses come from people who smelled something for a week and kept resetting a breaker because the lights came back on.

The First Ten Minutes: Finding the Main in a 1950s House

In a house built after 1990, the main breaker is in an obvious place. In a postwar North Miami house, it may be in any of several places, and it is worth finding it tonight rather than during an emergency.

Many of these houses have the main disconnect outside, in a combination meter and main enclosure on an exterior wall, often on the side of the house or in a carport. Others have it inside, in a panel in a utility room, a hall closet or the Florida room that was once a porch. A few still have a fuse box with a pull-out main block instead of a breaker, and a surprising number have two panels: an old one that was abandoned in place and a newer one somebody added, with no clear indication of which is live.

When something is wrong and you cannot identify the specific circuit, shut the main off. On an exterior meter-main combination, that is the big breaker in the enclosure under the meter. On a fuse box, pull the main block straight out and set it aside. If you are a tenant and the panel is locked in a landlord's closet or in another unit, that is a problem to solve before an emergency, not during one, and it is something the property owner should fix.

Once the main is off, everything downstream of it is dead, and the house is safe to be in while you make the call. Do not turn it back on to see whether the problem cleared. It did not.

Old Wiring Fails in Specific Ways

The houses in Griffing, Arch Creek, Sunkist Grove and the older streets around NE 125th Street were built for a refrigerator, a range, a water heater and lighting. The wiring in them has been asked to carry central air, a dryer, a microwave, a second refrigerator, computers and chargers for six or seven decades. The failures follow from that.

Brittle insulation. The earliest cable in these houses has a rubber or cloth covering that dries out, cracks and falls off the conductor when it is disturbed. A ceiling fixture that has been replaced three times has had that insulation flexed three times. The bare spots end up touching each other or the box, and the result is a short, a tripped breaker, or if the breaker is old and tired, a hot spot in the ceiling.

No equipment ground. Two-wire circuits have no grounding conductor. When a fault happens in a metal-cased appliance on one of those circuits, there is no path to trip the breaker, and the case simply sits there energized until somebody touches it and something else at the same time. That is the shock that sends people to the hospital in older houses. It is also why a tingle from a faucet, a washing machine or a window unit is an emergency, not a curiosity.

Overloaded circuits with oversized protection. Somebody, at some point, got tired of the kitchen breaker tripping and replaced it with a larger one. Now a 14 gauge conductor is protected at 30 amps and it can carry twice its rating without tripping anything, heating up inside the wall the whole time. We find this constantly, and it is a leading cause of the burning smell that has no obvious source.

Backstabbed and loose devices. Receptacles and switches wear out. A loose connection at a device heats, chars the back of the receptacle and eventually arcs. The smell of hot phenolic plastic from a receptacle is one of the more distinctive odors in this trade.

Aluminum branch wiring in additions. Room additions and enclosed carports from the late 1960s and early 1970s were often wired with aluminum. A warm cover plate, a receptacle that works intermittently or a flicker on one circuit only are the signs. Aluminum terminations loosen with heat cycling and the results range from nuisance to fire.

A panel that will not clear a fault. Federal Pacific and Zinsco panels appear in North Miami housing of this era. Both have breakers that can fail to trip on a short circuit. When one of those is the panel protecting a house with brittle insulation and oversized breakers, the safety margin is gone. Florida insurance inspectors flag these panels for good reason.

Tenants, Landlords and Who Makes the Call

A large share of North Miami's older housing is rented, and a lot of it is duplex or small multifamily with shared walls and sometimes shared wiring. That adds a layer to every emergency: who calls, who authorizes, and who pays.

If you are a tenant with an active hazard, sparking, burning smell, smoke or a shock, you do not need permission to shut the main off and call 911. Nobody will fault you for that. Call the landlord or manager as soon as the immediate danger is handled, because the repair is theirs to authorize and pay for.

If you are a tenant with a non-hazard outage, a dead circuit or a tripped breaker that will not reset, call the landlord first. Most will authorize an emergency visit by phone, and we can take that authorization directly from them and coordinate with you on site. What we cannot do is perform work on a rental unit without the owner's say so, and we would rather sort that out before the truck rolls than after.

If you are the owner or manager, you can put us on file ahead of time so that a tenant's call reaches someone who already knows the building. On duplexes we regularly find one unit's laundry fed from the other's panel, shared circuits crossing the demising wall, and exterior lighting on the wrong meter, which means a tenant in Unit A may be shutting off the neighbor's refrigerator without knowing it. We document that sort of thing during an emergency visit so it can be corrected later through our property management electrical service.

After an electrical fire, however small, expect a code correction requirement before the affected circuits are re-energized. The fire department may red tag the panel, the city may require a permit and an inspection, and the repair has to bring that portion of the system up to current standards rather than back to 1955. Saltwater, King Tides and Flooded Electrical Equipment

North Miami sits at an average elevation of about seven feet, with Biscayne Bay on the east and the Oleta River running through the northeast corner. Keystone Point and Sans Souci Estates are laid out along canals. In those neighborhoods the electrical emergency that nobody plans for is water reaching equipment from below rather than rain reaching it from above.

The fall king tides push bay water up through storm drains and over seawalls into streets and yards along the water. Salt water is far more conductive and far more corrosive than rain, and once it has been inside a panel, a disconnect, a pool equipment controller, a dock pedestal or a receptacle, that equipment is finished. It may work for a while after it dries. Then the corrosion does its work on the contacts, and a breaker that should trip does not, or a connection that should carry current heats instead.

Our rule on salt water intrusion is that anything it touched gets replaced, including the wiring inside the flooded section of conduit, because salt wicks up inside the jacket. That is not upselling; it is the same standard the insurance industry and the equipment manufacturers apply.

Dock and seawall power deserves separate attention. Boatlift motors, dock receptacles, davit controls and underwater lights all live in the wettest possible environment, and a fault there can energize the water itself. If anyone feels a tingle swimming or touching a ladder near a dock, get everyone out of the water without touching metal, shut off every dock circuit at the panel, and call. That situation kills people every year in Florida and it is treated as a life safety emergency, not a repair.

What to do if water reaches the panel

If water is rising toward an interior panel and you can safely reach the main without standing in water, shut it off. If water is already at the panel, do not touch it and do not walk through the water to get to it. Call the utility to disconnect at the meter, get out, and call us when it is safe to return. A flooded panel is replaced, and the utility will not reconnect until it has been.

Lightning and Surge Damage After a Storm

North Miami gets more than sixty-five inches of rain in an average year, most of it in summer thunderstorms, and those storms carry lightning. A direct or nearby strike does not have to hit the house to do damage. It can enter through the service drop, the cable line, a pool bond or the ground itself, and it leaves a specific pattern behind.

The morning after a storm we get calls that sound like this: the air conditioner will not start, the garage door opener is dead, several GFCI receptacles will not reset, the microwave display is blank, and one breaker is tripped for no reason. That is surge damage. Sometimes it also leaves a burned smell at the panel, and occasionally it welds a breaker closed or blows the surge protective device apart, which is the device doing its job.

The emergency part is confirming the service is sound. A surge that came in on the neutral or damaged the grounding electrode conductor can leave the house with a compromised neutral, which shows up as lights that brighten and dim as loads change. If you see that after a storm, shut the main off and call. The rest of the damage, the appliances and the electronics, is not an emergency and gets sorted in daylight with the insurance company.

Utility Problems Versus Building Problems

The utility owns the wires on the poles, the transformer and the service drop or lateral up to the point where it lands on the house. The homeowner owns the weatherhead, the mast, the meter enclosure, the service entrance conductors, the main and everything inside. The meter itself belongs to the utility and sits in an enclosure that belongs to you.

That means a few things in practice. If a tree limb pulls the drop off the house and tears the mast loose, the utility will come out and make the wires safe, and then it will leave, because the mast, weatherhead and meter can are yours. Until an electrician rebuilds them and an inspector signs off, there is no reconnection. On older North Miami houses with a rusted galvanized mast through the roof, that failure is common in a strong squall, and it is one of the jobs we do most after a storm.

If the whole block is dark, it is the utility. If the neighbors have power and you do not, and your main is on, the fault is likely at the drop, the meter or the lugs, and it needs both of us: the utility to pull the meter and confirm their side, and us to repair the customer side. If the neighbors have power and your main is tripped, or your lights are behaving strangely while theirs are fine, it is almost certainly on your side of the meter and the call is to us.

Overnight: What We Can Do at 3 AM and What Waits for Daylight

An after-hours visit has one goal: leave the house safe and running as much as it safely can. That is a different job from a permanent repair, and it is worth understanding the difference.

What we routinely finish on the spot: replacing a failed breaker where a listed replacement exists, re-terminating a burned lug or a loose neutral, replacing a scorched receptacle or switch and the box behind it, isolating a faulted circuit so the rest of the house comes back, tracing and correcting a shorted fixture or a damaged cable at an accessible point, restoring a tripped or damaged GFCI, and getting a refrigerator or medical equipment onto a safe circuit if the one it was on cannot be used.

What generally waits for daylight: full panel replacement, which needs a permit, a utility disconnect and an inspection; service mast and meter rebuilds for the same reason; rewiring a circuit whose insulation has failed along its whole length; and any work in a rental that needs owner sign off. In those cases we make the hazard safe overnight, often by leaving a circuit or the whole panel off, and come back with the permit and the materials.

We quote after seeing the problem, not before, because a burned neutral bar and a loose neutral screw look identical from the phone. We also do not recommend replacing a panel at three in the morning unless it is genuinely unsafe to re-energize. That decision can wait for a conversation you can have awake.
