Most of the lighting calls we get fall into one of two categories: a planned project, like a remodel or a new outdoor lighting layout, or a specific fixture that has developed a problem, like flickering, humming, or a switch that no longer does what it used to. Both get the same basic approach from us, which is to look at the fixture and the circuit behind it together rather than treating the visible symptom as the whole story. Recessed Lighting and Can Light Installation

Recessed cans come in a few common sizes, with 4, 5, and 6 inch housings covering most residential work, and the housing you use depends on the ceiling type as much as the look you want. A can going into an insulated ceiling needs an IC-rated, or insulation-contact-rated, housing, because a non-IC can pressed against insulation creates a heat buildup that shortens fixture life and, in the worst case, becomes a fire risk. Spacing matters too: cans placed too close together wash a ceiling out with overlapping light, and cans placed too far apart leave dark gaps, so we plan layout around ceiling height and the room's actual use rather than an arbitrary grid.

Where attic access is limited or a homeowner does not want ceiling drywall opened up, low-profile canless or wafer-style LED fixtures are often the better answer. These mount from below through a smaller opening and do not need the deep housing a traditional can requires, which makes them a common retrofit choice in homes with shallow ceiling cavities or finished attics above.

Under-Cabinet Lighting in Kitchens and Work Areas

Under-cabinet lighting usually comes down to a choice between puck lights and LED tape or strip lighting, and each has tradeoffs. Puck lights give focused pools of light and are easy to add one at a time, while LED strips give even, continuous coverage along the full run of cabinetry, which most kitchens end up preferring once they see both side by side. Either option typically runs on a low-voltage driver or transformer that has to be mounted somewhere accessible, usually inside a cabinet end panel, and that driver has to be sized to the actual length of strip or number of pucks being powered.

Dimming under-cabinet lighting is not as simple as putting any dimmable bulb on any dimmer switch, because the driver itself has to support dimming and be paired with a compatible dimmer, or the lights will flicker, buzz, or fail to dim smoothly. We confirm driver and dimmer compatibility before installation rather than after, since mismatched components are one of the more common callbacks we see on this type of work.

Landscape and Outdoor Lighting in a Coastal Climate

Most landscape lighting systems run on low voltage, typically 12 volts, stepped down from a transformer mounted near an exterior outlet or in a garage. Low voltage wiring can run buried at a shallower depth than standard line voltage wiring, which makes it more practical for path lights, uplighting on trees, and accent lighting spread across a yard, though the transformer and every connection point still need to be sized correctly for the total wattage on that run.

Salt air and humidity are the real enemy of outdoor fixtures here. Standard fixture housings, screws, and wire connectors corrode faster near the coast than they do further inland, and a connection that is not properly sealed will eventually fail from moisture intrusion even if it looks fine on installation day. We use wet-location rated fixtures, corrosion-resistant hardware, and grease-filled waterproof connectors on every outdoor and landscape job, and any outdoor receptacle feeding this equipment needs GFCI protection as a baseline requirement, not an upgrade.

Pool and water feature lighting adds another layer, since fixtures near or in standing water need to meet a higher wet-location standard than a fixture simply mounted outdoors under an eave, and the transformer for that equipment has to be placed and bonded correctly relative to the water. We treat any lighting near a pool, fountain, or water feature as its own careful step rather than an extension of the general landscape lighting layout, because the margin for error around water is smaller.

Ceiling Fan Installation and Replacement

A ceiling fan needs a fan-rated electrical box, not a standard light fixture box, because a fan puts ongoing vibration and a rotating mechanical load on the box that a box rated only for a static fixture was never built to handle. If a box in the ceiling was not installed with fan support in mind, we either replace it with a fan-rated box or add a brace box designed for that kind of retrofit without needing full attic access.

Wiring a fan with an integrated light kit means running a switched hot conductor separately from the fan motor circuit, so the fan and the light can be controlled independently, either from separate wall switches or a remote control system. Wobble after installation almost always traces back to one of two causes: unbalanced blades, which a basic balancing kit usually fixes, or a box that is not mounted tightly enough to the framing to handle the fan's weight and motion.

Outdoor and covered patio fans need a wet or damp rated motor and blade assembly, not an indoor-rated fan moved outside, since standard indoor fans are not built to handle the humidity and salt air common on a covered lanai or porch here. Using an indoor-rated fan outdoors shortens its life considerably and can lead to motor failure well before it would happen on the same fan installed inside.

Dimmers and Switch Compatibility

LED bulbs and fixtures do not behave like the incandescent bulbs dimmers were originally designed around. Many standard dimmers were built for a minimum wattage load that most LED fixtures never reach, which causes flickering, a visible step instead of a smooth fade, or an audible buzz from the dimmer itself. The fix is usually a dimmer rated specifically for LED loads, matched to the actual wattage and dimming curve of the fixtures on that circuit.

Three-way and four-way dimmer setups, where a single fixture is controlled from two or more locations, need dimmers rated for that configuration specifically, since a standard single-location dimmer will not wire correctly into a three-way circuit. Smart dimmers add another requirement: most need a neutral wire present at the switch box, which older homes sometimes do not have, and that gap has to be addressed before a smart switch will work reliably.

LED Retrofits and Converting Older Fixtures

Converting older fluorescent troffers and strip fixtures to LED usually goes one of two ways: a full LED retrofit kit that replaces the internal components, or a ballast bypass that removes the old ballast entirely and wires the LED tubes directly to line voltage. A ballast bypass draws less power and removes a failure-prone component, but it has to be wired correctly, since running the wrong tube type on a bypassed fixture can create a shock hazard if someone later installs a standard fluorescent tube by mistake without knowing the ballast is gone.

Recessed can retrofits work differently, using an LED trim kit that drops into the existing can housing and replaces the socket and bulb entirely. This is often the fastest way to update a home full of older incandescent or CFL can lighting without opening any ceiling drywall, and it noticeably reduces the heat those fixtures throw into a room, which matters in South Florida attics and ceiling cavities that already run hot.

Color temperature is worth thinking through before ordering a full set of retrofit trims, since a mismatched mix of warm and cool white LEDs across the same room reads as an obvious error once it is installed and lit at night. We match new fixtures to existing ones wherever a full replacement is not happening in one visit, so a partially retrofitted room does not end up looking like two different projects stitched together.

Switch Types We Install

Beyond basic single-pole switches, we install three-way and four-way switches for fixtures controlled from multiple locations, dimmers matched to the load they are controlling, smart switches where a neutral wire is available, motion-sensor switches for spaces like garages, closets, and hallways, and timer switches for exterior lighting or equipment that only needs to run on a schedule. Each switch type has wiring requirements specific to it, and using the wrong type in the wrong location is a common source of the flickering, buzzing, or partial-function complaints we get called out to fix.

Motion sensor switches, in particular, get installed incorrectly more often than most other switch types, usually because the sensitivity or timing was never adjusted after installation, leaving lights that shut off while a room is still occupied or that trigger constantly from movement outside a window. Timer switches for exterior lighting need to account for how sunset shifts across the year, and a basic timer left on a fixed schedule from installation day will drift out of sync with actual daylight within a few months unless it is either astronomic or checked periodically.

Fixture Replacement: When It Is More Than a Swap

Swapping a light fixture sounds simple, and often it is, but a few things can turn it into a bigger job. Heavier fixtures, like chandeliers or large pendant lights, need a box rated to support that weight, and an older box designed for a light incandescent fixture may not be. Older fixture wiring sometimes lacks a proper grounding conductor, which has to be addressed before a new fixture goes up, and junction boxes in older homes occasionally show signs of heat damage or overcrowding that need attention before anything new gets connected.

We also run into fixtures where a previous owner or a well-meaning DIY attempt spliced wiring inside the box using tape instead of proper connectors, or crammed more conductors into a box than it was rated to hold. Both are quick to correct once we see them, but they are the kind of thing that only shows up once the old fixture actually comes down, which is part of why we treat even a routine fixture swap as worth a careful look rather than a rushed five-minute job.

Common Lighting Failures and What Causes Them

Flickering is the complaint we hear most, and the cause ranges from a loose wire connection, to an incompatible dimmer, to voltage drop on a long wire run feeding fixtures far from the panel. LED bulbs burning out earlier than expected usually points to a driver overheating inside an enclosed fixture that traps heat, or a cheap driver that was never built for the dimmer or the electrical conditions it is running under. A ceiling fan that hums points to either a failing capacitor or a speed control that is not actually rated for a motor load, since a standard light dimmer used on a fan motor will damage it over time even if it seems to work at first.

A switch that turns a fixture on but not fully off, or a light that stays dimly lit even in the off position, usually means a dimmer or smart switch was installed on a circuit that also has a neutral-sharing issue, or that an incompatible LED driver is drawing just enough current to keep an LED glowing. Outdoor GFCI-protected circuits that trip repeatedly are worth checking for a failed connector or fixture that has taken on moisture, since a nuisance-tripping GFCI outdoors is more often a sign of a bad connection than a bad breaker.

Lighting for Commercial and Retail Spaces

Commercial lighting work overlaps with residential in the fixture types but usually operates on a bigger scale and a stricter schedule, since a retail space or office often cannot go dark during business hours the way a homeowner can plan around a weekend without a kitchen light. How Lighting Work Connects to Your Panel and Wiring

Every lighting circuit ties back to a breaker in your panel, and adding enough new fixtures to an existing circuit can push it past what that circuit was ever meant to carry. In homes with aluminum branch wiring from the 1960s and 1970s, switch and fixture connections are also a common failure point, since aluminum wire expands and contracts more than copper and needs the correct anti-oxidant compound and connectors to stay reliable at every termination. Wet, Damp and Dry Location Fixture Ratings

Every light fixture is rated for one of three location types, and installing the wrong rating in the wrong spot is one of the more common mistakes we correct on existing homes. A dry location rating covers fully enclosed interior spaces that never see moisture, which is most of a home's interior lighting. A damp location rating covers areas that see moisture or condensation but are not directly exposed to water, like a covered porch, a bathroom outside the direct shower spray zone, or a carport with a solid roof overhead. A wet location rating covers fixtures exposed directly to rain, spray, or standing water, which includes anything mounted where wind-driven rain can reach it, not just fixtures that are technically outdoors.

South Florida's storm patterns push a lot of covered outdoor spaces into wet-location territory that homeowners assume are merely damp, since a soffit or covered patio that looks fully protected can still take rain sideways during a strong squall. We look at the actual exposure of a location rather than just whether it has a roof over it, and we upgrade a fixture's rating when the covered area is shallow enough or open enough on the sides that wind-driven rain reaches it during a typical afternoon storm. A damp-rated fixture installed where it should have been wet-rated corrodes and fails from the inside well before a properly rated fixture in the same spot would.

Choosing Color Temperature Room by Room

Color temperature, measured in Kelvin, determines whether a light reads as warm and yellow or cool and blue-white, and getting it wrong is one of the most common complaints we hear after a homeowner orders bulbs online without checking what was already installed elsewhere in the house. Bedrooms and living rooms generally read best around 2700 to 3000 Kelvin, a warm white close to old incandescent bulbs, since a cooler light in a space meant for relaxing tends to feel clinical rather than comfortable. Kitchens, bathrooms, garages, and workspaces typically call for something in the 3500 to 4000 Kelvin range, since a slightly cooler, whiter light makes fine detail work, like reading labels or checking for spoiled food, noticeably easier.

The mistake we run into most is mixing color temperatures on the same circuit or within the same visual space, one can holding a 2700K bulb next to another holding a 4000K bulb in the same ceiling, which reads as an obvious error even to someone who could not explain why it looks wrong. We match new fixtures and replacement bulbs to whatever is already installed nearby, and for a full room or a whole-home project, we settle on a single color temperature for the space before the first fixture goes in rather than letting it get decided bulb by bulb over time. Color rendering index, or CRI, is worth a mention too, since a cheap bulb can hit the right Kelvin number and still render colors poorly, which shows up as skin tones or paint colors looking slightly off under a light that otherwise seems correct.

Fixture Support: Box Types and Weight Limits

Not every electrical box is built to hold the same weight, and the box behind a light fixture matters as much as the fixture itself. A standard plastic or metal box supports a light fixture up to a defined weight limit, commonly cited around 50 pounds, without any additional bracing, which covers the great majority of residential fixtures. Anything heavier, a large chandelier, a substantial pendant, or a fixture with significant mass hung on a chain, needs support carried through the box directly to the framing above it, not just through the box's own mounting screws.

Retrofit and remodel boxes, designed to be installed from below without opening the ceiling, work well for standard fixtures but are not always rated for the heavier end of that range, so we check the specific box rating rather than assuming any box marked for ceiling use can carry any fixture. Pancake boxes, the shallow round boxes used where ceiling depth is limited, have their own separate weight limits that are typically lower than a standard deep box, which matters on flush-mount fixture installations in homes with thin ceiling cavities.
