Hour Zero: The Utility Drops

The Standby System Failed: Three Ways It Happens

The Generator Did Not Start

A standby generator that does not crank when it should is usually an engine or controller problem, and the generator service company handles the engine. But before you call them, look at the transfer switch and the generator controller, because a surprising share of no-start calls are electrical rather than mechanical.

The controller may be dead because its battery charger lost power. The charger is fed from a house circuit, and if that circuit's breaker tripped weeks ago nobody noticed until the battery went flat. The transfer switch may never have signaled the generator to start because its utility-sensing circuit failed or a control fuse opened. The generator's own output breaker may be off or tripped, in which case the engine runs and the house stays dark. Or the unit may have been left in off or manual mode after a service visit, which is more common than anyone likes to admit.

We can read a controller's fault log, check the start signal from the transfer switch, and confirm that the control power and battery charging circuits are live. The Generator Started, Then Tripped

This is the version we hear most often from Golden Beach, and it is almost always a load problem. The Transfer Switch Is Stuck

An automatic transfer switch is a mechanical device with contacts that move under spring or motor power, and after years in a salt air environment those contacts and that mechanism corrode. The failure looks like this: the utility is out, the generator is running perfectly, and the house is still dark because the switch never moved. Or the reverse: the utility came back, the generator shut down on schedule, and the house went dark because the switch is still on the generator side.

Some transfer switches have a manual operating handle that lets the switch be moved by hand with the power off. That is not a homeowner job. It requires confirming which source is live, isolating the other, and operating the mechanism correctly, and getting the sequence wrong connects the generator to the utility, which endangers line crews working on the island's feeder and can destroy the generator. We do this regularly and we bring the tools for it. If the switch mechanism is damaged, we can often bypass it temporarily so the house runs on one source safely while the switch is replaced as a scheduled, permitted job.

The Utility Is Back but the House Is Half Dead

Power restoration after an outage is hard on a large house's electrical system. Voltage swings as the grid re-energizes, and weak connections that were carrying current fine before the outage let go on the surge. The call comes in a few hours after the lights came back: half the house is dead, or lights are flickering, or something is buzzing in the mechanical room.

Half the house dead with the other half normal means one leg of the service has been lost, at the utility connection, at the meter, at the main breaker, or at a subpanel feeder. The house is safe but the lost leg needs to be found and repaired. Lights that are too bright in one room and too dim in another, appliances making unfamiliar noises, and bulbs burning out are the signs of a lost neutral, which is dangerous. With a failed neutral, the voltage on the two legs of the house drifts away from 120 volts in opposite directions, and electronics on the high side are destroyed. If you see that pattern, turn off the main and unplug anything valuable until we get there.

Buzzing from a panel or a subpanel after restoration is an arcing connection, frequently an aluminum feeder lug in a subpanel that was never re-torqued and has been loosening a fraction with every thermal cycle for a decade. Turn off that subpanel's feeder breaker at the main if you can identify it. If you cannot, turn off the main and call.

Water Where It Should Not Be

Golden Beach homes sit at low elevation between two bodies of salt water, and the streets on the Intracoastal side and around the islands flood on king tides even without a storm. After a hurricane, salt water gets into places nobody thought about: the pool equipment pad, the dock power pedestal, the generator's own pad if it was not elevated, a ground-floor mechanical room, and outdoor subpanels mounted lower than they should have been.

What we do with flooded electrical equipment is not negotiable, because the alternative is a fire two weeks later. Breakers and panelboards that were under salt water are replaced. Transfer switches and generator controllers that were submerged are replaced. Pool pump motors, lift motors, and their disconnects that took on water are evaluated and usually replaced. Receptacles, GFCI devices, and outdoor boxes that were submerged are replaced. Cable is evaluated by type and by how far the water reached. None of this can be dried out with a fan and put back into service, and we will not do it.

The night after a flood, the useful work is isolation: making sure nothing wet is energized, identifying what survived, and getting a safe temporary feed to the parts of the house that were above the water. If the generator survived and the transfer switch did not, we can sometimes feed the house from the generator through a temporary connection while the switch is replaced. If the main panel was under water, the house does not get power until it is replaced and inspected, and we will say that plainly rather than hope.

Docks, Lifts, and Shoreline Power After a Storm

The Intracoastal side of town is lined with docks, boat lifts, and dock lighting, and after a storm those are the most exposed electrical systems on the property. A lift motor that spent the night with its lower housing in the water, a dock pedestal that was hit by debris, a shore power inlet that is now hanging by its conductors. These come to us as ground fault breakers that will not reset, or as a dock circuit that is dead, or occasionally as a tingle someone felt in the water near the dock.

That last one is the serious version. Current in the water around a dock means a fault on the dock's wiring with a compromised ground path, and it can be lethal to anyone swimming nearby. If anyone reports a tingle or a shock near the water, keep everyone out of the water, turn off the breaker feeding the dock, and call us. We test for voltage in the water, isolate the fault, and do not restore the dock circuit until the ground path and the ground fault protection are verified.

Burning Smells in a House You Cannot Walk in Five Minutes

Finding the source of a burning smell in an eight thousand square foot house with three mechanical rooms and four subpanels is a different exercise from doing it in a two bedroom apartment. Here is how we ask owners and house staff to approach it before we arrive.

  • Start at the panels and subpanels, not the rooms. Feel each enclosure with the back of your hand. A warm panel is the source until proven otherwise.
  • Check the mechanical rooms and the pool equipment area. Motor starters, pump disconnects, and pool heater controls are common sources of an electrical burning smell.
  • Check the laundry, the elevator machine room if the house has one, and the wine room cooling unit.
  • Then walk the living spaces and feel switch and outlet covers along the way.
  • If you find a warm panel, turn off its feeder breaker at the main. If you find a warm device, turn off its circuit if you can identify it, and otherwise turn off the subpanel that serves that part of the house.
  • If you cannot find the source and the smell is strong, turn off the main. The house goes dark, the generator may start, and if it does and the smell continues, shut the generator down too. A smell that persists with everything off is a fire in progress, and that is a call to emergency services from outside the house.

What Belongs to the Utility and What Belongs to the House

Florida Power and Light owns and maintains the lines along A1A and the service lateral to the property, and it owns the meter. Everything after the meter belongs to the owner, and on most Golden Beach houses that includes a good deal more than a single panel: the meter can and its socket, the main disconnect, the service conductors to the main distribution panel, the transfer switch, the feeders to every subpanel, and all the equipment in between. Many homes here have underground service, so there is no mast or weatherhead to bend in a storm, but underground laterals and the meter pedestal can flood, and a corroded meter socket can fail on its own.

Call the utility when the whole street is out, when a line is down anywhere on the island, or when a meter is smoking or arcing at its socket.
