One City, Several Building Eras

Miramar was incorporated on May 26, 1955 with fewer than 200 residents and about 2.9 square miles of ground, bounded by Southwest 64th Avenue on the east, University Drive on the west, the Miami-Dade county line on the south and Pembroke Road on the north. Robert Gordon, the first mayor, chose the name from a suburb of Havana. It means look at the sea.

The city today covers roughly 31 square miles and counted 134,721 residents at the 2020 census, with estimates above 143,000 by 2024, which places it among the largest cities in Florida. Almost all of that expansion went west, into land that was drained, filled and platted as master-planned communities laid out around small lakes. The median year built for housing citywide is 1997, and the split is geographic: older single-level midcentury homes concentrated on the east side, newer two-story construction in planned developments on the west.

For an electrician that split is the whole story. On the west side we are usually adding capacity to a system that was built to a modern code and simply never anticipated what the household would own fifteen years later. On the east side we are correcting a system that predates most of the protective devices we now take for granted. And in the commercial corridor we are dealing with three-phase distribution, tenant improvements and equipment loads that have nothing to do with either.

West Miramar Homes and Where Their Capacity Actually Goes

A house built in Miramar in the late 1990s or 2000s typically arrived with a 150 or 200 amp service, a modern panel with a reasonable number of spaces, an equipment grounding conductor on every branch circuit, and ground-fault protection in the kitchen, baths and exterior. That is a solid starting point, and it is why west Miramar calls are rarely about hazards and usually about capacity and additions.

What changes the math is what has been added since. Electric vehicle charging. A pool heat pump. A second refrigerator and a freezer in the garage. An outdoor kitchen with a refrigerator, ice maker and a grill hood fan. A converted garage or a home office with equipment on it. A tankless electric water heater, which is one of the heaviest single loads a residence can carry. Impact-rated windows sealed the house up so effectively that a homeowner adds a dehumidifier, and that is another continuous load.

The right way to decide whether the service can carry all of that is a load calculation, not a rule of thumb. That calculation starts from a general lighting figure tied to finished floor area, adds the branch circuits the code requires for countertop appliances and laundry, adds each fixed appliance at its nameplate rating, takes whichever is greater between heating and cooling, folds in any new continuous load, and then reduces the total by the demand factors the code permits. The number that falls out tells us whether you need a subpanel, a heavier service, or nothing at all beyond a properly sized new circuit.

We also look at panel space rather than just amperage. Plenty of Miramar houses have enough service capacity and no physical room left in the enclosure, because the original build filled it and a previous addition took the last two spaces. A subpanel placed near the loads it serves, in a garage or on an exterior wall by the pool equipment, usually solves that more elegantly than reworking the main.

Adding an EV Charger Without Guessing

Vehicle charging is the single most common addition we install in west Miramar garages, and it is the one where guessing costs the most. A Level 2 charger is a continuous load, which means the circuit has to be sized at 125 percent of the charger's continuous rating. A 40 amp charger wants a 50 amp circuit. That is not a small thing to hang off a panel that is already close to its calculated load.

The sequence we follow is straightforward. We confirm the service size and the bus rating, run the load calculation with the charger included, look at the physical route from the panel to the parking position, and then decide among the options: a straightforward dedicated circuit if there is headroom, a load management device that lets the charger share capacity with a large intermittent load such as a dryer or a range, a subpanel if the panel is full but the service is fine, or a service upgrade if the calculation says the house genuinely needs more.

Two-car households with two chargers, or a garage that is far from the panel on a long slab run, change the answer. So does mounting the unit outdoors, which requires a wet-location rated installation and thought about where the conductors emerge. We would rather walk the garage with you for fifteen minutes than quote a number from a phone call.

Historic Miramar and the Original City Limits

The east side of Miramar, the part the city itself calls Historic Miramar, is a different animal. These are single-story concrete block houses on modest lots, most of them dating from the late 1950s and the 1960s, in the area between Pembroke Road and the county line. The city has been running street, sidewalk and lighting improvement projects through these neighborhoods, but the wiring inside the houses is still original in many cases.

What we find there is what you find in any South Florida house of that vintage. Two-wire branch circuits with no equipment ground. Three-slot receptacles installed over the years with the ground pin connected to nothing. Original service equipment between 60 and 125 amps. Panels from manufacturers whose breakers have a documented history of failing to trip on a fault, which we replace rather than repair. Grounding that depends on a metal water pipe electrode that may have been interrupted by a plastic section during a repipe. No arc-fault protection anywhere and ground-fault protection only where someone added it later.

The corrections are not exotic. A panel and service change sized by an actual calculation. A proper grounding electrode system with driven rods and bonding of the metallic water piping. Ground-fault protection at kitchen counters, bathrooms, laundry, garage and exterior. Dedicated circuits for the appliances that are currently sharing. Where a homeowner cannot do everything at once, we rank it honestly and tell you what the second visit should cover. Pricing comes after we have seen the house, because a 1,100 square foot block home and a 1,900 square foot home that was added onto twice are not the same job even though they sit on the same street.

The Miramar Park of Commerce and Commercial Service

The Miramar Park of Commerce is the largest privately owned business park in Broward County, with more than five million square feet of space, well over 180 tenants and something on the order of 10,000 people working there. It holds office buildings, flex space, laboratory space, light manufacturing and distribution warehouses along streets like North Commerce Parkway, Executive Way and Marks Way, with access to both Florida's Turnpike and Interstate 75. The Miramar Police Department maintains a presence inside the park.

Commercial buildings there run on three-phase distribution, and the electrical work is genuinely different from residential in ways that matter to a tenant. A suite is fed from a house switchboard or a distribution panel through a tenant meter or a submeter, and the capacity available to that suite was fixed when the building was designed for whoever occupied it first. A tenant moving in with different equipment inherits whatever the last tenant needed.

Three-Phase Power and When a Tenant Needs It

Three-phase service delivers power on three conductors with the waveforms offset from one another, which produces smoother, more continuous power delivery than single-phase. It matters because motors run better on it, larger loads can be carried on smaller conductors, and most commercial equipment above a certain size is built for it.

In Broward commercial buildings the two configurations you meet most often are 208Y/120 volt, which gives you 208 volts between phases and 120 volts to neutral for ordinary receptacles and lighting, and 480Y/277 volt, common in larger buildings, which feeds motors and equipment at 480 and lighting at 277 with a transformer stepping down to 208Y/120 for the receptacle loads. Knowing which one a suite has changes every equipment decision a tenant makes.

Where we get called: a tenant buys equipment rated for 480 and the suite is 208, or the reverse. A rooftop unit is replaced with a larger one and the existing feeder will not carry it. A compressor or a piece of production equipment needs a disconnect and a properly sized circuit at a specific spot on the floor. Motor loads need the right overload protection and the right starter, not just a breaker. Rotation matters on three-phase motors, and getting it backwards on a pump or a compressor is an expensive mistake that takes two minutes to prevent. Tenant Build-Outs and Fit-Outs

A build-out is where a commercial electrical project either goes smoothly or turns into a schedule problem for everyone else on the job.
