Wiring is the part of a house or building nobody sees until something goes wrong with it, and by the time it announces itself with a flicker, a warm switch plate, or a breaker that will not stay reset, the underlying problem has usually been developing for a while. We evaluate wiring room by room, figure out what's actually behind the walls, and lay out a plan that fits the building and the budget rather than assuming every job needs to be gutted to the studs. This page covers the wiring types we run into most in South Florida homes and buildings, the warning signs worth paying attention to, and how a rewire actually gets done, whether that's a full-house project or a smaller staged approach spread across a few visits. Every house is a little different, and the right answer depends on what's actually behind the walls, not a one-size-fits-all recommendation.

Signs Your Wiring Needs Attention

Some signs are obvious: outlets that no longer work, switch plates that feel warm to the touch, a faint burning smell near an outlet or panel, or breakers that trip repeatedly without an obvious cause. Others are subtler. Lights that dim slightly whenever a major appliance kicks on can point to a wiring or connection issue rather than the appliance itself. A crackling or buzzing sound from an outlet or switch is never normal and should not wait for a convenient time to get checked.

Age alone is not a reliable signal, but combined with the home's history it tells us a lot. A house that has never been rewired since original construction in the 1960s or 1970s is a different conversation than a 1990s home with copper wiring throughout, even if both currently seem to be working fine. We look at what's actually in the walls, not just how old the house is on paper.

A rewiring need also shows up indirectly through other electrical work. A lighting installation that reveals a circuit already overloaded, or a panel evaluation that turns up connections in worse shape than expected, both point back to the wiring itself as the root issue rather than the fixture or breaker that first drew attention to it. We flag that connection whenever we see it, rather than fixing the surface symptom and leaving the underlying cause for the next visit.

Aluminum Branch Wiring in 1960s and 1970s Homes

During a period in the 1960s and into the 1970s, copper prices pushed many builders toward aluminum wiring for branch circuits, the everyday circuits feeding outlets and lighting throughout a house. Aluminum itself conducts electricity fine, but it behaves differently than copper at the connection points, expanding and contracting more with temperature changes and being more prone to a condition called oxidation at the point where the wire meets a switch, outlet, or breaker. Over years, that movement can loosen connections, and a loose connection under load generates heat, which is the root cause behind most of the failures associated with aluminum branch wiring.

We do not automatically recommend ripping out every aluminum circuit in a home. In many cases, the more practical fix is to address the connection points directly, using connectors and methods designed specifically for aluminum-to-copper transitions, combined with an antioxidant compound at every termination. Whether a full rewire or a connection-level fix makes more sense depends on the wiring's condition, how it's been maintained, and what we find once we open a sample of outlets and switches to look.

Signs specific to aluminum wiring include discoloration or a slightly melted look around a switch or outlet cover, a persistent warm feeling at a specific outlet even when nothing heavy is plugged in, and light fixtures or outlets that seem to work intermittently despite the breaker never tripping. None of those symptoms are exclusive to aluminum wiring, but they carry more weight when we already know a home has it, which is one reason we ask about a home's approximate construction era before diagnosing an intermittent problem over the phone.

Cloth-Wrapped and Early Insulated Wiring

In older homes, especially anything built before the mid-1900s or wired with older-generation materials, we still find cloth-wrapped and early rubber-insulated conductors. That insulation was never designed to last indefinitely, and after decades it becomes dry, brittle, and prone to cracking, which exposes bare conductor underneath. Cloth-wrapped wiring that looks intact from a distance can crumble the moment it's disturbed, which is one of the reasons we're careful when working near it rather than assuming it will hold up to being moved.

This type of wiring also tends to predate the grounding conductor that modern circuits include as standard. A two-wire system with no ground limits what can safely be plugged in and removes a layer of shock protection that newer wiring provides by default. Homes with this wiring usually need at least a partial rewire to bring circuits up to a standard that supports modern appliances and electronics safely.

Knob and Tube Wiring

Knob and tube wiring is the oldest style we still occasionally run into, recognizable by the ceramic knobs that anchor the wire to framing and the ceramic tubes that protect it where it passes through joists and studs. The wiring itself ran as two separate conductors rather than a bundled cable, with no ground conductor and no protective sheathing. On its own, undisturbed and not buried in insulation, knob and tube wiring can sometimes continue functioning for a surprisingly long time, but it was never designed for the electrical loads modern households actually use, and insurance and financing issues often come up once it's discovered during a sale or a renovation.

The bigger risk with knob and tube shows up when someone insulates around it without realizing what's there, since the open-air design that let it dissipate heat safely stops working once it's buried under insulation. If we find knob and tube during any project, we flag it immediately and talk through the options, because leaving it in place without understanding what's covering it is not something we recommend.

We treat knob and tube discovery differently depending on where and how much of it remains. A short, isolated run feeding an unused fixture in an attic is a smaller conversation than an entire circuit still actively feeding outlets a family uses every day. Either way, the wiring style itself, combined with its age and the two-wire, no-ground design, means it eventually needs to come out as part of a broader rewire rather than being patched around indefinitely.

What a Whole-Home Rewire Actually Involves

A full rewire means running new circuits throughout the house, from a new or updated panel out to every outlet, switch, and fixture, and removing or abandoning the old wiring in place. It's a bigger project than most people picture going in, both in scope and in how much of the house gets touched, but it also solves every wiring-related problem at once rather than chasing individual issues room by room for years afterward.

The process typically starts at the panel, since new circuits need somewhere organized to land, and works outward from there. We plan circuit routing to minimize how much wall and ceiling surface has to open up, using attic and crawlspace access wherever the house's construction allows it, and we walk through the plan with the homeowner before any drywall comes down so there are no surprises about which rooms are affected and in what order.

Most whole-home rewires also mean living in the house is more disruptive than a smaller project, since certain rooms will be without power for parts of a day while their circuits are actively being replaced. We sequence the work room by room rather than de-energizing the entire house at once wherever that's feasible, so a family can keep using at least part of the home through most of the project. Kitchens and bedrooms typically get scheduled with extra care given how disruptive it is to lose power there for an extended stretch.

What Opening Walls Involves, and When We Can Avoid It

Not every rewire requires opening every wall. Houses with accessible attics and crawlspaces often let us run a large share of new wiring without cutting into finished drywall at all, dropping new cable down through wall cavities from above or below rather than accessing the middle of a wall directly. Where a wall does need to be opened, we typically make small, targeted openings rather than removing entire sections of drywall, and we coordinate the patching and finish work so the homeowner isn't left managing that separately.

Block construction, common throughout South Florida, changes the calculation somewhat compared to wood-frame construction, since wiring inside masonry walls sometimes runs in conduit or chases that were built in during original construction rather than through open stud bays. Where those pathways exist and are still usable, we work through them. Where they don't, we talk through the realistic options for that specific wall before starting.

Fishing new cable through an existing masonry wall without an accessible chase is one of the more labor-intensive parts of a rewire in this region, and it's a big reason why block homes sometimes need slightly more wall access than an equivalent wood-frame house would for the same scope of work. We're upfront about that difference during the estimate rather than letting it surface as a surprise once the work is already underway.

Staged Rewiring: Doing It in Phases

A whole-home rewire does not have to happen in one visit, and for a lot of households, doing it in stages makes more sense financially and logistically. A staged approach usually starts with the areas of greatest concern, like a kitchen with aluminum wiring feeding major appliances, or a section of the house showing the clearest signs of a problem, and expands from there over time as the budget and schedule allow.

The key to staged rewiring is planning the whole scope up front even if the work happens in pieces, so that circuits added in phase one are compatible with what gets added in phase two, and the panel has room reserved for future stages rather than filling up and forcing an unplanned panel upgrade partway through the project. We map out the full plan at the start of a staged project, even though the physical work happens over multiple visits.

A typical staged plan for an older home might start with the kitchen and any circuits carrying aluminum wiring, move next to bedrooms to add arc fault protection and address any remaining older wiring there, and finish with the remaining general-purpose circuits throughout the rest of the house. The exact order shifts based on what our initial walkthrough finds, but having a documented plan from the start keeps each phase building on the last instead of each visit starting from scratch.

Grounding, Bonding and Modern Circuit Requirements

Grounding gives fault current a safe path back to the source instead of through a person or a piece of equipment, and it underpins nearly every other safety device in a modern electrical system. Bonding ties metal components, like water pipes and the electrical panel enclosure, together so they stay at the same electrical potential and don't become energized relative to each other during a fault. Older wiring without a proper ground, or a home where bonding was never completed correctly, undermines protection that a homeowner might assume is already in place simply because the lights work.

Any rewiring project includes verifying and correcting grounding and bonding as a baseline, not an upsell, because new circuits built on top of a compromised grounding system don't actually deliver the safety improvement a rewire is supposed to provide. We check the grounding electrode system itself as part of that review, since a ground rod that has corroded, a connection that has come loose, or a bonding jumper that was never installed correctly can all undermine an otherwise well-executed rewire.

GFCI and AFCI Protection as Part of a Rewire

Ground fault protection, required near sinks, tubs, exterior areas, and other locations where water is present, and arc fault protection, required in bedrooms and other living spaces, are both standard parts of a modern rewire. Older homes frequently have neither, since these requirements postdate their original construction, and adding both is one of the more meaningful safety upgrades a rewire delivers even in rooms that otherwise seem to be working fine on the old wiring.

Both protections work differently even though homeowners sometimes assume they do the same thing. Ground fault protection watches for current leaking to ground, the kind of fault that causes shock, while arc fault protection watches for the electrical signature of arcing, the kind of fault that starts fires inside walls where nobody would see it happening. A rewire that adds one without the other leaves a real gap in protection, so we treat both as part of the same baseline rather than optional add-ons to pick and choose from.

Commercial and Rental Property Wiring

Commercial buildings and rental properties bring their own wiring considerations on top of everything above. A commercial building often has wiring serving multiple tenants, equipment with higher draw than typical residential use, and a greater cost to the owner if wiring problems cause unplanned downtime. Property managers overseeing several rental units deal with a version of the staged rewiring approach described above, prioritizing units and buildings with the clearest warning signs first and working through a portfolio over time rather than tackling everything at once.

Tenant turnover in rental and commercial spaces also creates natural opportunities to address wiring between occupants, when a unit is empty and walls can be opened without disrupting anyone living or working there. We coordinate around those windows whenever a property manager can give us advance notice of an upcoming vacancy, and this work often overlaps with a broader tenant buildout where wiring, lighting, and dedicated circuits for new equipment all get addressed in the same scope.

For homeowners, the equivalent moment is usually a renovation. A kitchen or bathroom remodel that already involves opening walls is a natural point to address wiring in that area rather than closing everything back up and dealing with it as a separate project later.
