Whole House Rewiring
Whole house rewiring in South Florida: aluminum and cloth wiring, staged work so you can stay home, block wall fishing, AFCI, GFCI, permits and inspection.
Whole house rewiring means removing the branch circuit wiring in a home and replacing it with new conductors, new boxes, new devices, and modern circuit protection. It is the largest electrical job a residence ever gets, and people arrive at it for one of two reasons: the existing wiring has become unsafe, or an insurer, buyer, or inspector has decided it has.
We rewire houses across Broward County and the coastal communities we serve in Miami-Dade and Palm Beach County. Most of them are concrete block homes built between the late 1940s and the mid 1970s, which is a very specific construction type with its own advantages and its own headaches. This page covers what the work actually looks like in those houses, how we keep a family living in the home while it happens, and what the schedule really is.
What sends a house to a full rewire
Rewiring is not the default answer to an electrical problem. It is the answer when the wiring itself, rather than a device or a circuit, has become the liability. The triggers we see:
Rubber and cloth insulated conductors
Homes wired before roughly the mid 1950s used conductors insulated with rubber under a woven cloth braid. Rubber degrades. In a hot attic it dries out, hardens, and cracks off the copper, and by the time you pull a fixture down, the insulation falls away in your hand and leaves bare conductor inside the box. There is no repair for that. The conductor has to be replaced.
Knob and tube
Rare in South Florida but not extinct in the oldest neighborhoods. Knob and tube has no equipment grounding conductor, relies on air and ceramic for insulation, and was never designed to be buried in the blown insulation that later got added on top of it. When we find it, it comes out.
Aluminum branch circuit wiring
The single most common rewire driver in this region. Between roughly 1965 and 1973, solid aluminum was widely used for 15 and 20 amp branch circuits during a copper price spike, and an enormous number of Broward and Miami-Dade homes from that era have it. The problem is not the wire in the middle of the run. It is the terminations: aluminum expands and contracts more than copper, oxidizes into a resistive film, and creeps under a screw over time, and the result is a loose, hot connection behind a wall plate. Insurers know the statistics and many will not write a policy on a house with untreated aluminum branch wiring.
There are repair approaches short of a full rewire, including listed connectors specifically approved for joining copper pigtails to aluminum conductors at every device and splice. Done correctly and everywhere, that is a legitimate remediation. Done at half the outlets, it is worse than useless. Ungrounded two prong circuits
A house full of two slot receptacles has no equipment grounding conductor. Every surge protector, every computer power supply, and every appliance with a three prong plug is either unprotected or plugged into a cheater adapter. Replacing the receptacles with three prong devices without a ground is a violation and a lie to the next occupant. Adding a ground means new wiring.
Accumulated damage and improvisation
Rodent chewed conductors in the attic, decades of additions spliced into whatever was closest, junction boxes buried behind drywall, extension cords stapled to baseboards feeding a converted garage, scorched device terminals, and repeated breaker trips with no single cause. At some point the system stops being repairable circuit by circuit and starts being a rewire.
The concrete block question, and why it decides the whole job
This is where South Florida differs from almost everywhere else, and it is the first thing we determine on a walkthrough.
Older homes in this region are typically concrete block with stucco outside and drywall furred out on the inside over thin wood or metal strips. There is no basement and no crawlspace, because the house sits on a slab. That means every wire in the building has to come from the attic down, and the cavity available inside an exterior wall is often less than an inch deep.
The second regional factor is conduit. For decades, a great deal of residential wiring in this area was run as individual conductors inside metal raceway rather than as cable, with the raceway embedded in the block cells or buried in the slab. When we find a house wired that way and the raceway is intact, the rewire changes character completely: we can pull the old conductors out and pull new ones in through the existing pathways, with far less demolition and far less patching. That is the best case scenario in this trade and it is genuinely common here.
The catch is that the raceway is not always usable. Conduit embedded in block can be crushed, filled with debris, rusted through from moisture in the block, missing bushings at the boxes, or run without enough slack for a modern pull. We test the pathways before we promise anything, because the difference between a conduit rewire and a demolition rewire is the difference between a manageable project and a construction site.
How we lay out the new system
A rewire is a chance to design the electrical system the house should have had, not to reproduce what was there. The plan we build with you typically includes:
- Receptacle spacing that meets current requirements, so no point along a wall is an inconvenient distance from an outlet and you are not running cords across rooms.
- Two or more small appliance circuits in the kitchen, with counter receptacles spaced correctly and dedicated circuits for the refrigerator, dishwasher, disposal, microwave, and range.
- Dedicated circuits for fixed equipment: air handler and condenser, water heater, laundry, garage door opener, well or pool equipment, and any workshop tools.
- A grounding conductor everywhere, which is the whole point of the exercise.
- Tamper resistant receptacles in the areas where they are required, and weather resistant devices in listed covers outdoors.
- Interconnected smoke alarms with the correct power arrangement, plus carbon monoxide detection where there is fuel burning equipment or an attached garage.
- Lighting circuits separated from receptacle circuits so a tripped breaker does not put a room in the dark, which is exactly when someone goes looking for the panel.
- Capacity for what comes next: the panel spaces and the conduit stubs for future work, so an EV charger or a generator does not mean opening finished walls again.
This is also the natural moment to redo the fixture layout, since the ceilings are already open. Recessed cans, under cabinet lighting, exterior fixtures, and switching that actually matches how you use the rooms are far cheaper to add now than later. Staged rewiring so the family can stay
Most homeowners cannot move out for the duration, and they should not have to. We stage rewires by zone.
The approach works like this. The house is divided into working areas, usually three to five of them, sized so that each one can go from demolition to rough wiring to inspection to close-in as a unit. While a zone is open, the rest of the house stays energized on the existing wiring. New circuits are pulled back to the panel and left safely terminated but not energized until they are ready and inspected.
A few rules make this livable:
- Bedrooms are never all open at once. Somebody always has a place to sleep.
- The kitchen and at least one bathroom stay functional through every stage except the one where that room is the work zone, and we plan those stages around your calendar.
- Air conditioning stays on. In July that is not a preference, it is a requirement, and it means the air handler and condenser circuits are handled deliberately rather than incidentally.
- Refrigeration and internet stay live. Small thing, enormous quality of life difference.
- Dust control is planned, with plastic barriers at zone boundaries and floor protection on the paths we use.
The final stage is the cutover: the panel is replaced, every new circuit is landed and tested, the old wiring is disconnected and abandoned or removed, and the house runs entirely on the new system. That day is disruptive and it is the only day that has to be.

Almost every wire in a slab-on-grade house travels through the attic, and a South Florida attic in August is one of the harshest work environments in residential construction. Temperatures up there run far above what the thermometer on your porch says, and they stay there from mid morning until evening.
We plan around it. Attic work starts at first light and stops when the space becomes unsafe, crews rotate, and hydration is not optional. That is not a marketing line, it is why the schedule for a summer rewire looks different from the schedule for the same house in February.
The physical realities matter too. Low slope roofs on mid century ranch houses leave very little headroom at the eaves, which is exactly where the wall drops have to land. Truss framing restricts where you can crawl and what you can cross. Blown insulation hides ceiling joists, old junction boxes, and the occasional surprise from a previous remodel. Where insulation has to be moved to work, it gets put back, because an attic left with the insulation piled in the middle is a cooling bill you pay forever.
Fishing walls, cutting block, and putting it back
Every wire that comes down from the attic has to get into a wall and out at a box. In frame interior partitions that is straightforward fishing. In a furred out exterior block wall it is a different exercise, and there are only a few honest options:
- Use the existing raceway where it is intact, which is always the first choice.
- Drop inside the furring cavity where the strip spacing and depth allow it, using shallow old work boxes designed for that condition.
- Cut a channel in the block, set conduit or cable in the channel, and patch it. This is real masonry work and it means stucco repair outside or drywall repair inside depending on which face is opened.
- Run surface raceway in garages, utility rooms, and workshops where appearance allows, which is a legitimate and code compliant approach in the right room and a lazy one in a living room.
- Relocate the outlet to an interior partition when the room layout permits, which occasionally solves the problem for free.
Restoration is part of the job and it deserves a direct conversation before work starts. Drywall patching is straightforward. Matching an existing texture is not, and matching aged paint on a wall that has not been repainted in fifteen years is genuinely impossible. Our standard approach is to patch, texture, and prime, and to be clear about which walls will need to be painted corner to corner to look right. On the exterior, stucco patching and paint blending on a coastal house is its own craft, and we would rather set expectations up front than argue about a color match at the end.
Circuit protection on the new work
Everything installed in a rewire meets current requirements, and that changes the feel of the system.
Arc fault protection is required on most branch circuits serving living areas of a dwelling. It detects the signature of an arcing fault, the kind that develops at a loose termination or a damaged conductor, and opens before it becomes a fire. On brand new wiring these devices behave well, which is one of the underrated benefits of a full rewire: many nuisance trip complaints on partial rewires come from old wiring sharing a circuit with new.
Ground fault protection covers kitchens, bathrooms, laundry areas, garages, outdoors, and locations near sinks and water, along with specific appliances. In a house near the water with outdoor showers, pool equipment, and salt in everything, this protection earns its keep.
Two design points that matter and get missed: multiwire branch circuits sharing a neutral need the right two pole device, not two single pole devices, and every neutral has to be kept with its own circuit. Sloppy neutral management is the number one cause of protection devices that will not stay on after a rewire, and it is a wiring error, not a device defect.
A rewire nearly always includes replacing the panel, since the old one will not accept modern protective devices and usually lacks the spaces the new circuit count needs. Permits, rough inspection, and final
A rewire is permitted work in every jurisdiction we operate in, and the inspection sequence is what protects you.
The rough inspection happens with the walls and ceilings still open. The inspector looks at box fill, conductor support and securing, box mounting and depth, cable protection where conductors pass through framing, connections in accessible boxes, panel feeder and grounding work, and the general layout against the permit. Nothing gets covered until that inspection passes. If a contractor closes walls before the rough inspection, the drywall comes back off, and the cost of that is not the inspector's fault.
The final inspection comes after devices, fixtures, cover plates, panel labeling, smoke alarms, and testing are complete. The inspector will test protective devices, verify grounding and bonding, check the panel directory, and confirm the required receptacle and lighting locations exist.
Because a rewire is staged, this cycle repeats by zone in many jurisdictions, and inspection scheduling is one of the real drivers of the calendar. We pull the permit as the contractor of record and manage the inspections, which is not a favor, it is the correct arrangement. A permit pulled by a homeowner on a job this size shifts the code responsibility onto the homeowner.
The timeline, honestly
Homeowners want a number of days. The truthful answer is that a whole house rewire is measured in weeks, and the electrical work is often not the longest pole.
A modest three bedroom concrete block house with usable existing raceway, no occupancy constraints, and a straightforward layout moves quickly by rewire standards. The same house with demolition required in every exterior wall, a family living in it, and drywall, texture, stucco, and paint restoration afterward is a multi week project with several distinct trades in sequence. Add a service upgrade and the utility's schedule enters the picture.
What extends a rewire, in rough order of impact: the amount of wall opening required, whether the house is occupied and how tightly the stages have to be sequenced, inspection scheduling in that municipality, finish work and paint, and discoveries behind the walls. That last one is real. In a house that has been remodeled three times over sixty years, we find abandoned circuits, buried boxes, and plumbing and duct routed through the exact space we need. We tell you when we find those things rather than absorbing them silently and then explaining a delay at the end.
What we need to give you a real number
To quote a rewire we walk the whole house, including the attic and every panel. We are looking at:
- Wiring type and vintage, verified at multiple locations rather than assumed from the year the house was built.
- Whether existing raceway is present and whether it is usable.
- Attic access, headroom, and how much of the house is reachable from above.
- Wall construction room by room, and where furring depth allows a drop.
- The panel, the service, and whether they are part of the scope.
- Occupancy plans, pets, and any scheduling constraints.
- Finish expectations: who is handling drywall, texture, stucco, and paint, and to what standard.
- Additions you want while the walls are open, since adding them later costs several times more.

Shortcuts that come back
Partial rewires that stop at the receptacles and leave the original conductors in the walls. Three prong receptacles installed on ungrounded circuits without the required labeling or protection. New circuits landed in an obsolete panel that cannot accept modern protective devices. Splices made outside of accessible boxes and buried in a wall. Aluminum remediation performed at the easy outlets and skipped at the ones behind furniture. Work closed up before a rough inspection. Every one of these shows up later, usually during a sale or an insurance inspection, and by then the fix costs more than doing it right the first time.
