In a typical South Florida condominium the association owns and maintains the electrical infrastructure up to a defined point, and the unit owner owns what is beyond it. That point is usually the unit's panel, or in some buildings the breaker in a common meter bank that feeds the unit.

Practically, that means the association is responsible for the service entrance, the switchgear, the house meters, the risers running vertically through the building, the meter banks on each floor or in the meter room, the common area panels, and everything feeding corridors, garages, elevators, pumps and amenity spaces. The owner is responsible for the panel inside the unit and every circuit downstream of it: outlets, switches, fixtures, appliance circuits, the air handler disconnect, the water heater.

When a building needs a larger fix, common area service and distribution work is a planned project with a permit and a shutdown window, not something to improvise. Condominium work is as much a communication job as an electrical one. Nothing gets done in a tower without access, notice to residents, and a decision-maker who understands what is being proposed.

What we try to provide is clarity. When we look at a problem in a common area, we write down what we found, what it will take to correct, and what happens if it is deferred, in language a board member without a technical background can act on. Broward County runs a building safety inspection program that requires older buildings to be recertified, and the requirement is not purely structural. A separate electrical inspection is part of it, performed by a Florida engineer or architect, and single family homes and duplexes are exempt while multi-family and commercial buildings are not.

The electrical portion looks at the service entrance and switchgear, distribution panels and subpanels, grounding and bonding, emergency power and generator systems, fire alarm and life safety electrical, and common area lighting and wiring. Many Hallandale Beach towers are old enough to be well into this cycle, and the reports that come back tend to list a recognizable set of items.

Sometimes it is a panel replacement in the same footprint with more circuit positions. Occasionally the feed to the unit itself is the limiting factor, and that is a conversation with the association because the riser and meter bank are theirs.

Ground fault protection. Kitchen counter receptacles, bathroom receptacles, laundry areas and anything within reach of a sink require GFCI protection. Older units frequently do not have it, and adding it is inexpensive and worth doing regardless of whether you are renovating.

Arc fault protection. Habitable room circuits including bedrooms and living areas require AFCI protection under current requirements. In a renovation, that is the moment to bring circuits into compliance rather than reinstalling what was there.

Concrete construction. Adding circuits in a tower usually means surface raceway, running through a soffit or dropped ceiling, or coordinating with the renovation to bury conduit in a furred-out wall. There is rarely a stud bay to fish, so the route has to be planned before demolition rather than discovered after.

Balcony and exterior circuits. Balcony receptacles need ground fault protection and in-use weatherproof covers. Balcony lighting and fans need to be rated for the exposure. On the ocean side, hardware that is not corrosion resistant fails quickly, and we specify accordingly.

Appliance circuits. Modern induction ranges, wall ovens, combination washer and dryer units, and tankless water heaters all draw more than what many original unit panels were built around.
