Southwest Ranches incorporated in 2000, later than almost anywhere else in Broward County, specifically so residents could keep the area's rural character rather than watch it get absorbed into the suburban development happening around it. The town's own materials describe the policy simply: the pavement stops here, and that is on purpose. There are no municipal streetlights along most roads, no curbs and gutters, and no sidewalks. The town is also split into three separate sections rather than one continuous boundary, a legacy of how the area was annexed piece by piece.
None of that is trivia to an electrician. A town with no municipal streetlighting means every bit of nighttime visibility on a property, from the driveway to the gate to the barn aisle, is the homeowner's electrical system and nobody else's. A three-piece, low-density town means service calls often involve long driveways, private roads, and properties that do not look like their neighbors even when they sit on the same street. Lighting a Property With No Streetlights to Rely On
On a typical Broward street, a resident's own outdoor lighting is a supplement to municipal streetlights. In Southwest Ranches it is the entire lighting plan. A driveway that runs a few hundred feet back from the road, a gate at the property line, and a walkway between the house and a detached garage or barn all depend entirely on what the owner has installed, and a burned-out fixture here means real darkness rather than a dimmer version of a lit street.
We design driveway and perimeter lighting as its own small system: photocell-controlled fixtures at the gate and along the drive so they come on automatically at dusk, motion-activated fixtures near entries and equipment areas for security and practical visibility, and a mix of line-voltage post lights with low-voltage landscape fixtures for the areas that do not need full illumination all night. Low-voltage transformers for that landscape lighting need a dry, accessible mounting location and a circuit sized for the actual fixture count, not guessed at, since it is common to find a driveway's worth of lights daisy-chained off a transformer built for a third that many fixtures.
Two Kinds of Well Pump Systems, and Why the Difference Matters
A large share of Southwest Ranches properties are on private wells, and the electrical side of a well system falls into two broad categories that behave very differently when something goes wrong. A conventional system uses a pressure switch that starts the pump when tank pressure drops to a set point and stops it when pressure recovers, cycling on and off as water is used. A newer constant-pressure system uses a variable frequency drive at the pump to hold pressure steady by adjusting motor speed continuously, rather than cycling the pump on and off in bursts.
The two systems fail differently and get diagnosed differently. A conventional system that short-cycles, running for a few seconds every time a faucet opens, usually points to a waterlogged pressure tank that has lost its air charge, which is a mechanical issue rather than an electrical one, though it can also point to a failing pressure switch with pitted or corroded contacts. A constant-pressure drive system that trips out shows fault codes at the drive itself, and diagnosing it means reading those codes rather than guessing from symptoms the way you would on an older system. We ask which type a property has before we ever open a panel, because it changes where the problem is likely to be.
Barn Subpanels Under Article 547
The National Electrical Code has a section written specifically for agricultural buildings, covering barns, stables, and similar structures where livestock are kept, because those spaces present hazards that an ordinary garage or workshop does not: a damp, corrosive atmosphere from animal waste and moisture, dust and bedding material, and the presence of livestock that are more sensitive to small stray voltages than people are. That section calls for equipment enclosures suited to a wet and corrosive location, ground fault protection on receptacles in these areas, and equipotential bonding of the areas where animals stand, so that metal stall fronts, waterers, and grounded surfaces an animal might contact do not develop a voltage difference between them.
When we put a subpanel in a barn or stable on a Southwest Ranches property, we treat that code section as the baseline rather than as an option. That means a feeder sized and protected correctly for the distance involved, a subpanel with the neutral and ground properly separated from each other, gasketed enclosures and connectors rated for the environment rather than standard interior hardware, and bonding of any metal that livestock stand near or touch. A property owner who has felt a horse hesitate at a metal gate or refuse a particular stall is often describing a real equipotential bonding gap, not a behavioral quirk.
Electric Fence Chargers and Perimeter Wire
Many Southwest Ranches properties use electrified fencing, whether as the primary perimeter or as a hot wire running inside a board or pipe fence to discourage leaning and chewing. The energizer that powers that fence is its own small piece of electrical equipment with its own requirements: a dedicated grounding system separate from the building's electrical grounding, mounted where it stays dry, and installed with a disconnect so it can be de-energized for maintenance on the fence line itself.
Fence chargers are also one of the more overlooked entry points for a lightning-induced surge, because a fence line can run for hundreds or thousands of feet across open pasture, acting almost like an antenna during a nearby strike. A surge that comes in on the fence wire can travel straight back to the charger and, in some cases, into the building circuit it is plugged into if that circuit is not properly protected. We install fence chargers with their own grounding electrode, positioned away from other buried utilities, and we recommend surge protection on the circuit feeding the charger given how exposed that fence line really is.
Long Underground Runs to a Second or Third Building
A one to two and a half acre minimum lot size, spread across the town's mix of neighborhoods, means a lot of properties have more than one building drawing power: a barn, a detached garage, a workshop, a guest house, or a pump house, often a few hundred feet from the main house. Every one of those runs is an engineering decision, not just a length of buried cable. Conductor size has to account for the voltage drop over that distance, particularly for anything running a motor like a well pump, an arena light bank, or a large shop tool, because low voltage at the far end makes a motor run hot, start hard, and fail early.
We calculate the load, the distance, and the acceptable drop before choosing wire size, and it is common for a long run to need conductors sized well above what the breaker rating alone would suggest. The physical run matters as much as the calculation: proper burial depth, conduit with sweeping bends rather than sharp turns so conductors can be replaced later without re-trenching, and routing that accounts for where trailers, tractors, and horses actually cross the property rather than where it is simply convenient to dig.
Guest Houses and Accessory Structures
It is common on a Southwest Ranches property to have a guest house, an apartment over a garage, or a second residence for extended family, and each of those brings a real decision about how it gets its power. A separate meter and service is one path, appropriate when the structure functions as its own independent dwelling. A subpanel fed from the main house is the other, appropriate for smaller accessory spaces, and it comes with the same neutral and ground separation requirement, dedicated disconnect, and correctly sized feeder that any detached subpanel needs.
The load calculation for the whole property has to include whichever path is chosen, especially once a second kitchen, a second set of air conditioning equipment, and a second set of everyday household loads are added to what the main service already carries. Workshops and Heavier Tools on a Working Property
A fair number of Southwest Ranches properties include a real workshop rather than a simple storage garage: welding equipment, an air compressor, a table saw, a tractor or utility vehicle charger, sometimes a small kiln or a woodworking setup. Loads like that draw more current, and more inrush current on starting, than a typical residential circuit is built to handle, and a shop that was wired for lighting and a couple of outlets years ago rarely has what it needs for equipment added since.
We evaluate shop loads the same way we evaluate a barn: what actually runs, whether anything needs a 240 volt circuit, and whether the shop's feeder from the house or from its own subpanel has the capacity for it. Occasionally a shop with substantial equipment is a reasonable candidate for three phase power if the tools justify it, which our three phase power work can evaluate, though most residential shops run comfortably on well-planned single phase circuits instead.
Gate Operators and Long Driveways
A gated entry at the end of a long private drive is common enough here that it deserves its own mention. Gate operators combine a line-voltage circuit to run the motor with low-voltage control wiring for keypads, remotes, and safety sensors, and that low-voltage wiring often runs a meaningful distance alongside or near the line-voltage feed. Keeping the two properly separated and protected, and grounding the gate operator itself, matters both for reliable operation and because an ungrounded metal gate at the end of a dark driveway is exactly the kind of thing that should never carry stray voltage.

A battery backup or a manual release built into the installation from the start avoids a homeowner standing in the rain trying to force a gate open by hand.

Panel Capacity on Aging Acreage Homes
Southwest Ranches was mostly unincorporated Broward County land until 2000, and much of its housing predates the town itself by decades, ranging from older ranch-style homes built well before incorporation to newer construction that has gone up since on the same large lots. Irrigation Pumps and Pasture Water Separate From the House Well
It is common on a larger Southwest Ranches property to have more than one water source doing different jobs: a domestic well feeding the house, and a separate pump drawing from a pond, canal, or shallow well specifically for pasture irrigation or filling water troughs. That second pump is often overlooked in an electrical inspection because it does not affect the house at all when it fails, but it still needs the same fundamentals as any motor circuit: a correctly sized dedicated circuit, a disconnect within sight of the pump, and protection appropriate to an outdoor, often wet location.
We see irrigation pumps that were wired years ago straight off a nearby receptacle with an extension cord run through the grass, which works until it does not, usually at the worst possible time in a dry spell. Running a proper circuit to that pump, in conduit and on its own breaker, is a small job that prevents a much bigger headache, and it is the kind of thing we flag even when it is not what we were called out for.
