Why Water Changes the Whole Job

Electrically speaking, a canal front lot is not a normal lot. Water lowers the resistance between a person and earth, so a fault current that would give someone a startle in a dry garage can be lethal at a dock ladder. Everything about the design shifts accordingly: how high equipment is mounted, how it is bonded, what level of ground fault protection is applied, and what materials are allowed to touch outdoor air.

The city recognizes more than sixty distinct neighborhoods, and a very large share of them touch water somewhere. Seven Isles holds hundreds of waterfront houses just north of Las Olas Boulevard. The Las Olas Isles run south of that boulevard as a set of finger islands. Rio Vista dates back to the 1920s along the south side of the New River. That geography also shapes the commercial side. The marine trade concentrates along the New River and the Marina Mile stretch of State Road 84, Port Everglades sits at the south end of the city, and the international boat show fills Bahia Mar and the surrounding basins every fall. Yards, brokerages and service shops in those corridors have electrical needs that look nothing like a strip plaza.

Shore Power at a Private Dock

Dock wiring in Fort Lauderdale is governed by the marina and docking facility article of the electrical code, and that article applies to noncommercial private docks behind a house, not only to commercial marinas. Several of its requirements surprise homeowners who assume a dock is just an outdoor outlet on a post.

Shore power receptacles must be rated at least 30 amperes, and once you get to 60 amperes or more they have to be pin and sleeve type, installed in enclosures listed for marina power outlets. Each shore power receptacle needs a disconnecting means to isolate the boat, readily accessible and mounted within thirty inches of the receptacle it controls. Ground fault protection of equipment is required, set to open at no more than 30 milliamperes for the individual shore power receptacle, with feeder and branch circuit protection allowed up to 100 milliamperes.

Height is regulated as well. The code sets an electrical datum plane, a reference height above the water below which electrical connections and equipment are not permitted. In non tidal water it sits two feet above the highest water level, and on floating piers the reference is measured from the pier itself. Docking facilities also carry a required permanent warning sign about potential shock hazard and electrical current in the water. Where more than three receptacles supply shore power, a leakage current measurement device has to be available so each boat can be checked.

What usually needs correcting

The dock problems we find most often on Las Olas Isles and along the New River are older pedestals with no ground fault protection at all, standard household receptacles feeding boats, missing or unreachable disconnects, and conductor terminations sitting well below the datum plane in a box that has been underwater during king tides. All of that is correctable, and it is worth correcting before someone swims off the ladder.

Boat Lifts, Davits and the Motors Behind Them

A boat lift is a motor load with an outdoor control system in the worst possible environment. The typical installation has one or two motors, a control box with contactors and a limit switch arrangement, a remote or key switch at the dock, and a feed running from the house panel out under a yard or a seawall cap.

Sizing follows motor rules, not receptacle rules, so the conductor and overcurrent device are chosen for locked rotor inrush and continuous duty rather than for a nameplate amp figure. The circuit needs a disconnect the operator can actually reach, and the enclosure needs to be rated for the location and made of something that survives salt: stainless hardware, marine grade enclosures, and corrosion resistant fittings rather than standard steel raceway that will bleed rust down the seawall in two seasons.

We prefer conduit with pull points, sized generously so a conductor can be replaced later without trenching the yard again. Bonding, Grounding and Current in the Water

Bonding is the part of waterfront electrical work that people cannot see and that matters most. Metal parts of a dock structure that are in contact with the water, along with non current carrying metal that could become energized, are required to be connected back to the grounding bus with a copper conductor no smaller than 8 AWG. Equipment grounding conductors on these circuits are insulated and identified green, or green with yellow stripes.

The reason is straightforward. If a fault energizes a metal piling, a ladder or a lift frame and there is no low impedance path back to the source, the water becomes part of the circuit. Properly bonded and grounded, the fault current takes the copper, the overcurrent device or ground fault device opens, and the hazard clears. Poorly bonded, it does not.

Corrosion works against this over time. A bonding jumper that was tight ten years ago can be a green crust today, and a connection with resistance is a connection that does not do its job. Salt Air and the Real Life of Outdoor Equipment

Everything mounted outdoors east of Federal Highway lives a shorter life than the catalog suggests. Salt aerosol settles on enclosures, works into seams and screw threads, and starts galvanic action wherever dissimilar metals touch. The countermeasures are practical. Non metallic or marine grade enclosures where the environment is harshest. Stainless fasteners instead of plated steel. Fixtures selected as wet location rated with sealed drivers, particularly for anything on a seawall, a dock piling or an exposed east facing wall.

We also tell owners to expect maintenance rather than permanence. Opening an outdoor panel once in a while, checking the condition of the terminations, retorquing lugs to specification and replacing degraded gaskets is far cheaper than replacing a service that has quietly corroded through. Coral Ridge, Poinsettia Heights and the Post War Blocks

North of Sunrise Boulevard the character shifts. Coral Ridge, Bermuda Riviera and the streets around them filled in through the 1950s and 1960s as the city's population expanded rapidly, and the houses reflect it: single story ranches, terrazzo floors, flat or low slope roofs, and services that were generous for a 1958 household with one air conditioner and no dishwasher.
