What Hollywood Homes Have Behind the Walls

Hollywood was laid out as a planned city in the 1920s by Joseph Young and incorporated in 1925. The 1926 hurricane hit it hard, the city rebuilt, and the population went from fewer than 3,000 residents in 1930 to more than 35,000 by 1960 and past 106,000 by 1970. That curve is not trivia. It is why Hollywood has three different generations of electrical system inside one city limit, and why the right answer for a house on North Lake is the wrong answer for a house on Taft Street.

So the first thing we want to know is not the address, it is the era. Age tells us what cable is likely in the walls, what the service entrance looks like, whether the branch circuits have an equipment grounding conductor, and whether the panel is a brand that has to come out regardless of condition.

The 1920s and 1930s Boom Houses

The Hollywood Lakes section, the streets around the historic Hollywood Boulevard business district between 21st Avenue and Young Circle, and pockets of the Hollywood Central and Beverly Hills sections still hold original boom-era construction: barrel tile roofs, arched openings, spiral porch columns, deep overhangs, sitting near North Lake, South Lake, and West Lake where the water runs out to the Intracoastal. They are beautiful and they are a century old.

Electrically, the oldest of them may still have remnants of knob and tube: individual conductors run through porcelain knobs and tubes, no grounding conductor, no cable jacket, and insulation that becomes brittle with age and heat. More commonly what we find is the generation that replaced it, cloth-covered cable with rubber insulation, sometimes with a reduced-size bonding strip and sometimes with nothing. Pull one of those old two-prong receptacles out of the box in a 1920s Hollywood house and the insulation frequently crumbles off the copper in your hand.

These homes have also been through several partial rewires. Someone ran modern cable to the kitchen, someone else added a bedroom circuit in the 1980s, and the original wiring still feeds two rooms nobody thinks about. Our job is to map what is actually live and give the owner a staged plan.

The Postwar Ranch Belt

The 1950s and 1960s built most of Hollywood. Boulevard Heights, Beverly Park, Hollywood Hills, and the neighborhoods spreading west toward State Road 7 and north toward Sheridan Street are dominated by concrete block ranches from that boom. This is the biggest single slice of our residential work in the city.

We also start seeing single-strand aluminum branch wiring in homes built or rewired from roughly the mid-1960s into the mid-1970s.

The other constant in block construction is that wiring runs in conduit or is buried in the block, so adding a circuit is not a matter of fishing a stud bay. We plan runs through attics, soffits, and existing raceway rather than cutting finished walls, and we say up front where we expect to open something.

The 1970s Onward, Townhomes, and Beach Condos

Emerald Hills, with a median home built around 1978, sits on the newer end of Hollywood's single-family stock: larger ranch and estate homes on generous lots, golf course frontage, and a mix of townhomes and condominiums with shared services. West of I-95 and south toward Pembroke Road there are more villa and townhome communities from the same period, and on the barrier island the beach side is mostly mid-rise and high-rise condominium buildings running north and south of the Broadwalk.

This stock has its own signature problems. Aluminum branch wiring persists into the early part of that window, and panels from that era are often physically full with no room for the arc-fault and ground-fault breakers a modern remodel requires. Townhomes and condos add another layer: the unit panel is the owner's, the meter stack, feeders, and risers usually are not, and the association has to be part of the conversation before anyone opens a meter room. We do not start pulling covers in shared space without the property manager knowing about it.

Panel Replacement and Service Upgrades

Panel work is the backbone of what we do as an electrician in this city, and a replacement is not just swapping a box on the wall. It touches the service entrance conductors, the meter can, the grounding electrode system, the bonding at the neutral, and the labeling of every circuit. In a lot of Hollywood homes it also means correcting things that were never right to begin with.

What a Load Calculation Actually Involves

Before we tell anyone what size service they need, we do a load calculation: the square footage of conditioned space at the general lighting and receptacle load, plus the small appliance and laundry circuits, plus every fixed appliance individually, range, oven, cooktop, dryer, water heater, dishwasher, disposal, pool pump, well pump. Air conditioning counts as the larger of heating or cooling, not both. Then demand factors get applied so we size for realistic simultaneous use rather than the theoretical maximum.

Why Federal Pacific and Zinsco Panels Get Replaced

Both brands were installed widely during Hollywood's growth decades, and both have a documented pattern of breakers that do not reliably open on an overload or a short. A breaker that fails to trip is worse than no breaker, because the circuit is protected on paper and unprotected in reality. Federal Pacific Stab-Lok panels are the more common of the two here. Zinsco panels show up less often but have their own failure mode, where the breaker connection to the bus degrades and the bus itself burns.

We do not replace these panels because a brand name looks bad on an inspection report. We replace them because the overcurrent protection cannot be trusted, replacement breakers are not a real solution, and no amount of tightening restores a bus that has already been damaged. Rewiring and Branch Circuit Repair

A full rewire is a serious project and we do not sell one to somebody who needs three circuits replaced. But when the existing conductors cannot be made safe, partial fixes just move the problem to the next weak point.

Cloth Wrapped and Rubber Insulated Cable

In Hollywood's oldest housing, the failure point is the insulation, not the copper. Rubber insulation dries out, hardens, and cracks, particularly in attics and near light fixtures where decades of heat have cooked it. Once it fails at a splice or inside a fixture canopy, you get intermittent faults that come and go with temperature and vibration: a light that flickers only in the afternoon, an outlet that quits when something gets plugged in next door.

We test before we recommend. Insulation resistance testing on a de-energized circuit tells us whether the conductor is genuinely compromised or whether the problem is one bad splice in a box a previous owner buried behind plaster. Aluminum Branch Wiring

Single-strand aluminum used for 15 and 20 amp branch circuits from the mid-1960s through the mid-1970s behaves differently from copper. It expands and contracts more with heating and cooling, it is softer, and it forms an oxide layer that raises resistance at connections. The result is loose, hot terminations at receptacles, switches, and splices, not a failure in the middle of the run.

You can usually spot it at the panel or by reading the cable jacket where it enters a box, marked aluminum or AL. Remediation means either pigtailing the aluminum to a short copper tail at every device and splice with a connector rated and listed for that purpose, or replacing the branch circuits entirely. Installing devices marked for aluminum use is not the same thing and does not address splices inside boxes. We walk homeowners through which approach fits their house and what their insurance carrier is actually asking for. Pricing is quoted after we have seen the job.

Grounding, Bonding, and Two-Prong Outlets

Almost every older Hollywood home we work in has at least one room full of two-prong receptacles. A two-prong outlet means the branch circuit has no equipment grounding conductor, so there is no low-impedance path back to the source for fault current. Replacing it with a three-prong receptacle and calling it done is a lie told with a screwdriver: the plug fits, the ground pin connects to nothing, and every surge protector plugged into it is operating on a false assumption.

There are three honest ways to handle it. Run a new grounded circuit, which is the real fix. Protect the outlet with a ground-fault circuit interrupter and label it as having no equipment ground, which is permitted and does protect people from shock even though it creates no ground. Or leave it as a two-prong outlet. We explain all three and let the owner choose, room by room, based on what gets plugged in there.

Grounding at the service is its own subject. In older Hollywood houses we regularly find a grounding electrode system that is one corroded rod, or a water pipe bond that was cut when the plumbing went to plastic, or neutrals and grounds bonded together in a subpanel where they must stay separate. These are not cosmetic issues. They are the difference between a fault clearing and a fault energizing something metal.

Salt Air and Coastal Corrosion on the Beach Side

Hollywood has miles of Atlantic beachfront and long Intracoastal frontage, and salt-laden air does not respect a property line. Anything east of the Intracoastal takes the worst of it, but we see accelerated corrosion well inland, especially on the Lakes side. In practice: meter cans and outdoor disconnects rust from the inside out, and the first sign is often a stained streak below the enclosure. Aluminum lugs develop white powdery oxide that degrades the connection. Screw terminals in exterior boxes seize and shear off. Receptacle covers crack in the sun and stop keeping water out. Landscape lighting corrodes faster than anything else on a property because it sits low, catches sprinkler water, and never dries out.

The countermeasures are unglamorous and they work:

  • Enclosures rated for the exposure, mounted so water sheds away from them
  • Listed antioxidant compound on every aluminum termination
  • In-use weatherproof covers on outdoor receptacles rather than the flip-lid type
  • Exterior fixtures and hardware built for coastal service
  • Terminations torqued to specification, then rechecked on a schedule

That last one matters most. A connection that loosens as it corrodes generates heat, and heat accelerates the corrosion. Along the Broadwalk and the beach condo blocks, that maintenance cycle is not optional.

GFCI and AFCI Protection Around the House

These are two different technologies guarding two different hazards, and people mix them up constantly. Ground-fault circuit interrupters protect people. They watch for current leaving the circuit through an unintended path, which in practice means through a person, and open in a fraction of a second. Code puts GFCI protection in bathrooms, kitchens serving countertops, garages, outdoors, laundry areas, near sinks, and around pools and spas. In South Florida the outdoor and pool requirements carry real weight, because equipment lives outside year-round in humidity and rain.

Arc-fault circuit interrupters protect the building. They detect the signature of an arcing fault, the kind produced by a damaged cord, a nail driven through a cable, or a loose terminal, and open before that arc can start a fire. Requirements cover bedrooms and most other habitable rooms. In older Hollywood homes with legacy wiring, AFCI protection is one of the more meaningful upgrades available, because damaged insulation and old splices are what it is designed to catch.

Dedicated Circuits, Subpanels, and Why Breakers Trip

The most common residential call we get in Hollywood is a breaker that keeps tripping, or outlets that stopped working in a room with no obvious cause. There are only a handful of real explanations, and finding out which one applies is the entire job.

An overload means the circuit is doing more work than it was sized for, and the breaker is doing exactly what it should. A short circuit is an unintended connection between conductors, which trips instantly and hard. A ground fault is current finding a path to ground. A failing breaker has weakened from repeated thermal cycling and now trips below its rating. A loose connection creates resistance and heat at a termination, which shows up as intermittent behavior long before it shows up as a trip. And when a newly installed AFCI or GFCI keeps tripping, the device is usually not defective, it is finding something: a shared neutral, a marginal motor, a wet outdoor box, a damaged conductor.

We trace these with a meter and a plan, not by replacing parts until the symptom disappears. If the answer turns out to be that a 1962 house has one 20 amp circuit feeding a kitchen with a microwave, a coffee maker, and a countertop oven, then the fix is a dedicated circuit, not a bigger breaker. Putting a larger breaker on undersized conductors is the most dangerous shortcut in this trade.

Dedicated circuits belong on the loads that do not share well:

  • Refrigerators, built-in microwaves, dishwashers, and disposals
  • Washing machines and electric dryers
  • Window units and mini-split air handlers
  • Pool and spa equipment, and well pumps
  • Garage and workshop tools, and anything with a compressor or heating element

When a house needs several and the main panel has no space, a subpanel in the garage or utility area is usually cleaner than replacing the service and gives you somewhere to grow. Subpanels have to be done right: four-wire feeder, neutrals and grounds separated, correctly sized feeder overcurrent protection.

Planned Power Projects: EV Charging, Generators, and Surge Protection

These are the three additions Hollywood homeowners ask for most, and all three depend on the panel work described above. None of them is a plug-and-play accessory.

EV Charging

A Level 2 charger is a substantial continuous load, and continuous loads are calculated at 125 percent of their rating. That is why an honest installation starts with a load calculation, not with a conversation about which charger to buy. In a 1960s Hollywood ranch with an original service, adding a charger frequently means upgrading the service first. In a 1990s or newer house there is often headroom already.

The other variables are run length from the panel to the parking spot, which drives conductor size because of voltage drop, and whether the charger is hardwired or on a receptacle. Detached garages and driveways on the far side of the lot need that run planned properly. Generators and Transfer Switches

Broward County sits in the High Velocity Hurricane Zone, and Hollywood residents do not need to be told what a long outage feels like. A generator is only useful if it is connected correctly, which means a transfer switch. It physically prevents the generator and the utility supply from being connected at the same time, protecting the house, the generator, and anyone working on the lines outside. Backfeeding through a dryer outlet is not a workaround, it is a hazard to line workers.

Two decisions drive the job: a standby unit that starts automatically versus a portable one with an inlet and interlock, and which circuits it carries. Most people do not need the entire house: the refrigerator, some lighting, a few receptacles, the pool or well pump, and one air conditioning zone. South Florida gets a lot of lightning, and grid switching produces surges even on clear days. A type 2 surge protective device at the service panel clamps the large transients before they reach branch circuits. It does not replace point-of-use protection at sensitive electronics, it works with it, and it is worth doing while the panel is already open for other work.
