North Miami is a postwar city, and postwar wiring is a specific thing with specific problems. We do the planned electrical work that older Miami-Dade housing needs: service and panel upgrades, rewiring in stages, grounded circuits where there were none, kitchen and laundry circuits sized for the appliances people actually own, and the electrical items that come up when a house or duplex changes hands or changes tenants. How the City Got Its Housing Stock

The settlement here was the Town of Arch Creek before it was anything else. It incorporated as the Town of Miami Shores on February 1, 1926, lost its oceanfront property to a 1931 Florida Supreme Court decision, was renamed the Town of North Miami by the legislature after that, and became a city on May 27, 1953. The farms that came first grew shallots, pineapples and tomatoes.

The building happened after the Second World War. From 1945 onward the developers moved in, and by 1951 North Miami was described as one of the fastest growing towns in the United States. Today the city holds 60,191 residents across about 10.05 square miles, of which 8.46 is land and 1.59 is water.

That timeline matters because it puts most of the original single-family stock in a fifteen or twenty year window running roughly from the late 1940s into the 1960s. These are concrete block and stucco houses, often one story, often with terrazzo floors, jalousie or awning windows, flat or low slope roofs, and a service that was sized for a refrigerator, a range, a water heater and some lights. Nobody planning those houses expected a wall oven, a dishwasher, a clothes dryer, three televisions, a pool pump, a couple of window units or a mini split, and a car in the driveway that wants to charge overnight.

Reading an Old Service From the Outside In

Before we touch anything we walk the outside of the house, because a service tells you most of what you need to know if you look at it in order.

The overhead or underground drop. Overhead service conductors that have lost their insulation jacket near the weatherhead, or a drip loop that no longer sheds water, are ordinary findings on a house of this age. Underground laterals fail differently, usually at the point where the conductor turns up out of the ground and moisture has been sitting for decades.

The weatherhead and mast. A galvanized mast that has rusted through at the roof penetration is a leak and a mechanical problem at the same time. If it is loose in the wall, the whole service needs rework, not a bracket.

The meter can. We look at the bottom edge for perforation, at the hub for staining, and at the seal. On a block wall in Miami-Dade humidity, a painted steel can that has been repainted three times is usually hiding rust rather than solving it.

The main disconnect and its rating. A 60 amp or 100 amp main on a house that has since added central air conditioning is a common finding, and it is the single most useful number for planning what comes next.

The grounding electrode system. On houses of this era we frequently find a single driven rod with no supplemental electrode, a grounding electrode conductor that was never landed, or a bond to a water pipe that has since been replaced with plastic on the far side of the meter. All of that is correctable, and it is where a service upgrade should start rather than end.

What a Service Upgrade Actually Involves

The load calculation comes first

We do not pick a service size by rule of thumb. The calculation takes the conditioned square footage for the general lighting and receptacle load, adds the required small appliance and laundry branch circuits, adds the nameplate loads of the fixed appliances, takes the larger of the heating or the air conditioning load, adds anything unusual such as a pool pump, a well pump, a shop or a vehicle charger, and then applies the demand factors the code allows. The result is a number in amperes. That number, not a guess, determines whether 150 or 200 amps is the right answer for your house.

The meter and the utility have to line up

A service upgrade means the utility disconnects, we replace the meter enclosure, the service entrance conductors, the main disconnect and usually the panel, and then the utility reconnects after inspection. That sequencing has to be scheduled, and it means a planned outage for part of a day. We tell you that up front so you can arrange around it rather than finding out that morning.

Permit and inspection are not optional

Service and panel work in Miami-Dade is permitted and inspected. The inspection is the part that protects you at resale and at claim time. Two-Wire Circuits and Ungrounded Outlets

Houses wired before equipment grounding became standard practice have two-wire branch circuits: a hot and a neutral, no equipment grounding conductor. The original outlets were two-prong. At some point somebody replaced them with three-prong receptacles, and now the house looks modern and is not.

There are three legitimate ways to handle an ungrounded circuit, and one illegitimate one that we find constantly.

  • Run a new circuit. The best answer when it is practical. A new cable with an equipment grounding conductor solves the problem permanently.
  • Extend a grounding conductor to the ungrounded outlet from an acceptable point, which the code permits under specific conditions.
  • Protect the circuit with a GFCI and label the receptacles as having no equipment ground. This is a recognized approach. It gives you shock protection, and it is honest about what the circuit is. It does not give you a ground path for surge suppressors or for equipment that needs one.
  • The bootleg ground, where somebody jumpered the neutral to the ground terminal inside the receptacle. This is the illegitimate one. It passes a cheap plug-in tester, it energizes the ground pin of everything plugged in if the neutral opens, and we correct it every time we find it.

Aluminum branch wiring also shows up in North Miami work from the late 1960s and early 1970s, mostly in additions and later construction rather than the original postwar houses. Where we find it, the fix is a listed connection method rated for the aluminum to copper transition, devices rated for direct aluminum connection, or replacement of the affected circuits. It is a connection problem, not a conductor problem, and it is solvable.

Rewiring in Stages Rather Than All at Once

Most people do not rewire a whole house in one move, and they do not have to. Concrete block construction makes a full rewire more invasive here than it would be in a wood framed house, because exterior walls have little or no cavity and interior partitions may be furred out shallow. Fishing is possible in places and not in others.

A staged approach that we have seen work well: correct the service, grounding and bonding first, because everything else depends on it. Then run new dedicated circuits to the kitchen and laundry, which is where the load actually is. Then handle bathrooms and exterior receptacles with proper GFCI protection. Then take the general lighting and receptacle circuits room by room as ceilings or walls get opened for other reasons, which they usually do during a kitchen or bathroom remodel.

The advantage is that each stage stands on its own and passes inspection on its own. The disadvantage is that you pay for mobilization more than once. We will lay out both options and let you decide. More on method is on our electrical wiring and rewiring page.

Rental Property, Duplexes and Turnovers

A large share of the older housing here is rented, and a fair amount of it is duplex or small multifamily. Owners and managers call us with a recurring set of items.

  • Separate metering and what belongs to whom. On older duplexes it is common to find a shared circuit crossing between units, exterior lighting on the wrong meter, or a laundry room fed from one tenant's panel. Sorting that out is worth doing once.
  • Turnover inspections. Between tenants is the only time the unit is empty, and it is the right time to replace worn receptacles, add GFCI where it is missing, verify smoke alarm power and interconnection, and confirm every breaker is labeled correctly.
  • Panel capacity when a unit gets updated. A new stackable washer and dryer, an electric range replacing gas, or an added mini split all draw more than what the original panel was arranged for.
  • Sale of a single-family property. North Miami requires a certificate of re-occupancy before title transfers on homes sold after January 1, 1993. That inspection is about zoning and single-family use rather than electrical condition, and the city says so plainly, but sellers frequently use the same window to get deferred electrical items handled before a buyer's inspector finds them.
  • Multifamily buildings and recertification. Miami-Dade requires building recertification at 30 years and every ten years after, with earlier timelines for certain coastal buildings. Single-family homes, duplexes and small buildings are exempt. Where it applies, the electrical portion has grown to include infrared thermography on systems operating at 400 amperes or greater.

Kitchen and Laundry Circuits in a 1950s Floor Plan

This is the most common planned job we do in older North Miami houses, and it is where the original design falls furthest behind modern use. A postwar kitchen might have had two or three general receptacles on a shared circuit. Current practice requires at least two 20 amp small appliance branch circuits serving the countertop receptacles, a dedicated circuit for the dishwasher, another for the disposal, another for a built-in microwave, and a properly sized circuit for a range or a wall oven and cooktop.

Laundry is its own set. A 20 amp laundry branch circuit for the washer, and a dedicated 240 volt circuit sized to the dryer if it is electric. If a gas dryer is being replaced with electric, that circuit almost never exists and the panel almost never has room for it without a change.

What we typically end up doing on these jobs is a subpanel. Rather than fight for spaces in an old panel with no room and a bus we do not want to disturb, we set a subpanel near the kitchen, feed it properly from the main, and run the new circuits from there. It is cleaner, it is easier to inspect, and it leaves capacity for whatever comes next.

Water, Wet Locations and GFCI Near Biscayne Bay

The eastern side of the city sits on the water. Keystone Point and Sans Souci Estates are canal front, the Oleta River runs through the northeast corner into what is now the largest urban park in Florida, and Biscayne Bay is the eastern boundary. Waterfront property changes the electrical requirements in ways people underestimate.

Ground fault protection is required for receptacles outdoors, in garages and accessory buildings, in laundry areas, near sinks, in bathrooms, near pools and spas, and around boat docks. On a canal front lot that means dock receptacles, davit and boatlift power, landscape lighting transformers and pool equipment all fall into that category. The requirements around docking facilities are stricter than most homeowners expect, and the equipment that satisfies them is not the same equipment you would install on a driveway.

Corrosion is the other half of it. Within a few blocks of open water, ordinary painted enclosures, standard plated fasteners and cheap die cast fixture housings do not last. Enclosure selection matters: a rain tight rating is not a corrosion rating, and near salt exposure a corrosion resistant enclosure in stainless or a nonmetallic material is worth the difference the first time you open it after several seasons and everything inside is still clean. Aluminum terminations need to be landed clean, torqued properly and treated with a listed compound.

Lighting, Small Commercial and the Biscayne Boulevard Side

Not all of our North Miami work is residential. Biscayne Boulevard carries the commercial spine of the city, NE 125th Street runs east to the Broad Causeway, and the FIU Biscayne Bay Campus occupies nearly 200 acres in the northeast corner surrounded by Oleta River State Park. Between those corridors there are offices, medical suites, small retail, restaurants and the service businesses that support a campus population.

The commercial work here looks like this: interior lighting layouts and retrofits, exit and emergency lighting that has to be tested and actually work, dedicated circuits for equipment, panel schedules that were never updated after three tenants, sign circuits, and parking area lighting. Some of the older strip buildings along the Boulevard have service equipment that predates the current tenant by decades, and the first useful step is usually a load and condition assessment rather than a proposal. Surge Protection and Backup Power on an Older Service

South Florida gets more lightning than almost anywhere else in the country, and an older service with a marginal grounding electrode system is exactly the wrong thing to have during a storm season. A surge protective device at the panel is one of the better values in residential electrical work, and it only performs as well as the grounding and bonding behind it. That is another reason we correct grounding before adding anything.

Standby power is a separate conversation. A generator needs a properly sized transfer switch, a permitted fuel supply if it is a standby unit, and a clear decision about which circuits it carries. On an older house with a small service, the honest answer is often a subset of essential circuits rather than the whole house.
