Site lighting gets ignored until something forces the issue: a tenant complaint, an insurance review, a police report from an incident on the property, or a lease renewal that names lighting as a landlord responsibility. We would rather a property owner call us to get ahead of that than after.
Why Parking Lot Lighting Is a Liability Issue
Courts and insurers have treated inadequate exterior lighting as a factor in premises liability cases involving slips, falls and criminal incidents on commercial property for a long time. A property owner does not control whether something happens on a lot at night, but a property owner does control whether the lot is lit well enough for people to see a curb, a pothole, or another person approaching. That is the practical reason parking lot lighting is not optional for a commercial property, separate from any code requirement attached to it.
Insurance carriers and property managers increasingly ask for documentation that exterior lighting is inspected and maintained on a schedule, not just installed once and left alone. A lighting system with dead fixtures, dark corners, and no record of anyone checking on it is a weak position to be in if something does happen and a claim gets filed.
Security cameras compound the issue. A property that installed cameras but never coordinated their coverage with the lighting plan often ends up with footage that is too dark to identify anything useful after dark, which defeats the purpose of the camera system in the first place. When we design or update lighting for a property that already has, or plans to add, exterior cameras, we take camera placement into account so the light levels support what the cameras actually need to capture, not just what looks adequate to the eye walking through.
Pole Fixtures, Mounting Heights and Layout
Most commercial lots use pole-mounted fixtures, typically on poles set in concrete bases with fixtures mounted at a height chosen to balance coverage against glare. Taller poles cover more ground per fixture but throw light further into neighboring properties and the sky if the fixture is not shielded correctly. Shorter poles concentrate light but need more of them to cover the same area, which raises both installation and maintenance cost.
Layout matters as much as fixture count. A lot lit only at the perimeter leaves the interior dark even if the total light output looks adequate on paper. Poles placed without regard to where cars actually park create bright rings with dark gaps between them, which is worse for visibility than a lower but more even light level. We lay out fixture spacing and aiming based on how the lot is actually used, drive aisles, pedestrian paths, entrances, and the areas closest to the building, not just an even grid across the property.
Accessible parking spaces, building entrances and the paths connecting them deserve extra attention in this layout. Those are the areas where someone is most likely to be walking slowly, carrying something, or navigating with a cane or a walker, and a poorly lit accessible space or entry path is both a real hazard and a common complaint. We treat those zones as priority coverage in any new layout or retrofit rather than an afterthought once the rest of the lot is done.
LED Retrofit of Existing Parking Lot Fixtures
A large share of our parking lot work is converting older metal halide or high pressure sodium fixtures to LED. Those older light sources lose output as they age, shift color, and burn out on a schedule that requires ongoing bucket truck visits just to keep a lot at its designed light level. LED fixtures hold their output far longer, use less energy for the same or better light on the pavement, and can often go into the same pole and arm with a retrofit kit rather than a full pole replacement.
Retrofitting is not always a one-for-one fixture swap. LED optics distribute light differently than the older technology, so a straight swap can leave a lot with the same fixture count but a different, sometimes worse, distribution pattern on the ground. We evaluate the existing layout before recommending a retrofit and tell a property owner honestly when the fixture count or placement should change along with the light source, rather than just swapping heads and calling it done.
Photocells, Timers and Controls
Parking lot lighting almost always runs on some combination of a photocell, which senses ambient light and switches the circuit on at dusk and off at dawn, and a timer or lighting control panel, which can schedule reduced output or a shutoff during hours when the property is closed. A failed photocell is one of the most common reasons a lot lighting complaint comes in, either because it fails on and lights burn all day, wasting energy, or fails off and the lot stays dark at night when it matters most.
Properties with more sophisticated control needs, multiple buildings on one lighting circuit, dimming schedules tied to occupancy, or integration with a building management system, need a lighting contactor panel rather than a simple photocell. We size and wire those panels to match how the property actually operates, including override switches so on-site staff can turn lighting on manually during an event or an emergency without waiting on the automated schedule.
Light Levels and Uniformity
Two lots with the same total wattage of fixtures can feel completely different to walk through. The reason is uniformity, how evenly the light is spread rather than just how much of it exists. A lot with a few very bright fixtures and large dark gaps between them creates a strobing effect for the eye moving from light to dark, which actually makes it harder to see than a lot lit to a lower but more consistent level throughout.
We design layouts around both the average light level a property needs for its use, higher near entrances and pedestrian crossings, lower in open drive aisles, and the uniformity ratio between the brightest and darkest points on the pavement. Getting that ratio right is a matter of fixture placement, mounting height and optic selection working together, not just adding more fixtures until the dark spots disappear. Property insurers and site plan reviewers increasingly ask for a photometric layout showing this before permitting new lighting, and we can provide that documentation as part of a design.
Trenching, Conduit and Underground Feeders
Parking lot circuits run underground between the building's electrical room or a dedicated lighting panel and each pole base, which means trenching is part of almost every new installation or major relocation. We route trenches to avoid existing underground utilities, irrigation lines and stormwater drainage, and we coordinate with a locate service before any digging starts on a commercial site, because striking an unmarked line under a parking lot is a serious and expensive mistake.
Conduit protects the feeder conductors from the soil, from vehicle loading if the trench crosses a drive aisle, and from future damage if the pavement is disturbed for another project. We size and bury conduit to the depth commercial installations require, and we restore the pavement or landscaping disturbed by the trench rather than leaving a property with an obvious scar across the lot. On larger properties with multiple lighting circuits, we plan trench routes that minimize disruption to a lot that may still be in use during construction.
Salt Air and Coastal Exposure on Site Lighting
Exterior electrical equipment in this part of Florida deals with salt-laden air, humidity and direct sun year round, and parking lot lighting sits outside in all of it. Pole bases and anchor bolts corrode from the base up if they are not protected or if water pools around them. Fixture housings, especially older aluminum ones, develop corrosion that eventually compromises the seal keeping moisture out of the electrical compartment. Photocells and other exposed components fail faster near the coast than they do further inland.
We favor fixtures and hardware rated for the exposure a property actually faces, use corrosion-resistant fasteners and connectors at every splice and termination in a pole base or handhole, and seal conduit entries properly so water does not track down into the wiring compartment. Properties east of the Intracoastal or directly on the water need this attention more than inland properties do, but salt exposure reaches further inland here than people expect, and we do not treat coastal fixtures as an upgrade option, we treat them as the right default for South Florida.
Maintenance Programs and Group Relamping
A parking lot with forty fixtures does not fail all at once, it fails one or two fixtures at a time, which means a property can slide gradually from adequately lit to genuinely dark without anyone noticing until a tenant or a police report flags it. Reactive maintenance, waiting for a complaint before checking a lot, almost always means the property has been under-lit for longer than anyone realized.
For properties that want to stay ahead of that, we set up periodic inspections that check every fixture, photocell and control point on a schedule, replace failing components before they go fully dark, and keep a record of what was checked and when. On older lots with high pressure sodium or metal halide fixtures still in service, group relamping, replacing all the lamps at once rather than one at a time as they fail, keeps light output more consistent across the lot and is often more efficient than chasing individual outages. LED conversions reduce how often this kind of visit is needed, but they do not eliminate the value of a periodic check, since photocells, wiring and pole hardware still age regardless of the light source.
Damaged Poles, Vandalism and Storm Repair
Parking lot lighting takes physical abuse that interior lighting never sees. A delivery truck clips a pole and bends the base. A shopping cart or a car backs into a fixture arm. Vandals break lenses or pull wiring out of a handhole. Wind during a storm snaps an arm or knocks a fixture loose on a pole that was already corroding at the base. Each of those is a different repair, and each one leaves a property with a section of the lot dark until it is fixed.
A leaning or impact-damaged pole needs to be evaluated before it is simply straightened and left in place, because a base that has cracked or an anchor bolt that has sheared is a hazard that goes beyond the lighting itself. We assess whether a damaged pole can be reset and reused or needs to come out and be replaced, and we handle the wiring repair in the base and handhole at the same time so the fixture goes back into service correctly rather than with a temporary splice that fails again in a few months.
Repair Versus Retrofit: Making the Right Call
Not every dark fixture needs a full system overhaul, and not every property with aging lighting needs a wholesale retrofit right away. Part of our job is telling a property owner honestly which situation they are in. A handful of failed ballasts or ignitors in an otherwise sound metal halide system can often be repaired for less than converting the whole lot, and that is the right call for a property that is not ready for a bigger project.
On the other hand, a lot where multiple fixtures fail every year, where the wiring itself is original to a decades-old installation, or where the property is already budgeting for exterior improvements, is usually better served by a planned LED conversion than by chasing individual repairs indefinitely. We look at fixture age, failure frequency, and the condition of the underground wiring before recommending one path over the other, and we lay out the tradeoffs so the decision belongs to the owner, not to us.
Coordinating With Property Management and Tenants
Parking lot lighting on a multi-tenant property is rarely a single decision maker's call. A shopping center might have a property management company responsible for common areas, individual tenants responsible for lighting directly outside their own storefront, and an owner who ultimately approves capital spending on the lighting system. When a lighting issue affects only part of a property, a dark section near one tenant's entrance rather than the whole lot, we scope and quote that section specifically so the responsible party is not paying for work that belongs to someone else's area. Clear documentation of what was found and what was repaired matters here more than on a single-owner property, since that record often gets shared among several parties who all have a stake in the outcome.
Permits and Working Around Business Hours
New parking lot lighting circuits, panel work and pole installations on commercial property go through the same permitting process as other commercial electrical work, and larger projects sometimes require a photometric plan as part of site plan approval, particularly for new construction or a significant lighting change. We handle the permit and coordinate the inspection as part of the project rather than leaving that step to the property owner.
Trenching and pole work happen outside during business hours in most cases, since the work does not require the building itself to be de-energized, but we still coordinate around the property's busiest hours, deliveries, and customer traffic patterns so equipment and open trenches are not creating a hazard or an obstruction when the lot is in heaviest use. Retrofit work inside an existing panel sometimes does require a brief shutdown of the lighting circuit, and we schedule that for daytime when the lot does not need to be lit anyway.
