A Whole Floor or Wing Goes Dark

Mid-rise office buildings in the Midtown district between Cleary Boulevard and Interstate 595 are fed from a main switchgear room, usually at 480Y/277 volts, with power moving up the building through a bus duct riser or a set of feeder conduits. Each floor has one or more distribution panels tapping that riser, plus step-down transformers producing the 208Y/120 panels that serve the actual suites. When an entire floor drops, something in that chain has failed.

The most common finding is a tripped feeder breaker in the main gear or at the bus duct tap. Feeder breakers trip for the same reasons any breaker does: overload, short circuit, or ground fault, and in a large building there is often a ground fault protection function on the main that will open the whole service on a fault that a smaller breaker should have cleared. That is called a lack of coordination, and it is the reason an arcing ballast on the third floor can sometimes take the entire building down.

The second most common is the transformer. A dry-type transformer that has overheated will trip on its primary breaker or, on older units, fail internally.
