Before Landfall: The Failures That Show Up Early

Most generator emergencies are decided before the wind arrives. The unit that has been sitting quietly since last November gets its first real test when the utility drops, and the things that were wrong with it in the spring are still wrong.

The starting battery is the most common no-start we find. Standby generator batteries live outdoors in a hot enclosure, and in this climate they routinely fail well short of their rated life. The weekly exercise cycle keeps the engine happy but does not tell you much about the battery's reserve under a hot crank. If your unit exercises with a slow, labored crank, or you cannot remember when the battery was replaced, that is the thing to look at while the stores are still open.

The second is fuel. Propane tanks in the western neighborhoods that were topped off two summers ago are not full now. Natural gas customers east of Flamingo Road do not have that problem but do depend on the gas main holding pressure through the event. Either way, a unit that starts and dies within a minute or two is often starving.

The third is the transfer switch. If nobody has actually transferred the house onto the generator under load since the last storm, there is no proof the switch works. A stuck contactor, a failed control board or a corroded connection in the switch will let the generator run perfectly while the house stays dark. That is the single most frustrating call we get, and it is one that a five minute test on a calm day would have caught. The Night of the Storm: Generator Started, Then Quit

A generator that runs for a while and shuts itself down is protecting itself, and the reason is usually one of five things. We ask about each of them on the phone because the answer changes what we bring.

  • Low oil shutdown. Air-cooled engines burn oil under sustained load, and a unit that was a little low at the start of a two day run will hit the low oil cutoff. Most units display a fault code. If it says low oil, it is telling the truth.
  • Overload. The generator was sized for a managed load and the management failed, or someone turned on the dryer while the air conditioner was already running. The output breaker on the unit trips, or the controller shuts down on overcurrent. Reset once after reducing load. If it trips again, stop.
  • Overheating. Landscaping grown into the intake, a lizard nest in the housing, or a unit running in still, 90 degree air at full load. The unit needs the clearances it was installed with. Do not run a hose on a hot generator.
  • Fuel starvation. A propane regulator freezing up under high draw, a tank running low, or gas pressure sagging because every house on the street is pulling from the same main. The engine surges, then stalls.
  • Voltage or frequency fault. The controller sees output outside its limits and shuts down to protect the house. This is often an alternator or governor problem and it is not a field repair at 2 in the morning. We will tell you that honestly.

What you can do: read the fault code and write it down, check the oil if you can do so safely, reduce the load, and reset once. Then call. What you must not do is bypass a shutdown, wedge a breaker on, or run the unit with the enclosure open in the rain.

The Generator Is Running but the House Is Dark

This one has a short list of causes and most of them are in the transfer switch or in the generator's own output protection.

Start with the generator's main output breaker. It sits on the unit itself, and if it has tripped the engine runs contentedly while delivering nothing. Reset it once. If it holds, the load is too high and something needs to be turned off before it trips again. If it trips again immediately, there is a fault downstream and it stays off until we find it.

If the output breaker is fine, the transfer switch has not transferred. An automatic switch waits for stable voltage and frequency before it moves the load, and if the generator is producing marginal output the switch will refuse. Some switches can be moved by hand with the generator running; many cannot, and forcing one is how people destroy them. A manual transfer switch that was never thrown, or a panel interlock where the main breaker was never turned off first, gives the same symptom, and that is a matter of following the sequence written on the switch.

The other possibility is that the switch transferred and the panel it feeds has a tripped main or a tripped feeder breaker. On a system with an essential loads subpanel, only the circuits in that subpanel are ever going to come on. If the bedroom lights are on but the kitchen is dead, that may be by design, and it is worth remembering what was in the plan before calling it a failure.

When none of that sorts it out, the transfer switch itself has failed, and that is one of the main reasons people search for an emergency electrician in Pembroke Pines during a storm. We open the switch with both sources isolated, test the contactors and the controls, and either repair it or get the house safely onto the generator by another route until a replacement can be installed and inspected.

The Portable Generator Problem

Portable units carry the whole city through the days after a storm, and they cause the most serious emergencies we see. Two of them are not electrical at all in the usual sense, but they are ours because we are the ones who get called.

Carbon monoxide. A portable generator running in a garage with the door open, on a covered patio, or against a wall under a bedroom window can fill a house with carbon monoxide in minutes. Every storm season people die this way in South Florida. The unit belongs well away from the house, away from every window and vent, with the exhaust pointed away. If a CO alarm sounds, or anyone feels dizzy, nauseous or confused, get out of the house before doing anything else.

Backfeed. A generator connected to the house through a dryer or range receptacle with a double-ended cord energizes the house wiring and, unless the main breaker was opened and stays open, pushes power back through the meter and up the utility transformer to the street at distribution voltage. It also leaves a set of live pins exposed on the loose end of the cord. If you arrive at a relative's house and find this setup, do not touch the cord. Shut off the generator first. If you own this setup, the fix is a proper inlet and interlock, and we install those between storms.

The electrical failures with portables are simpler: a tripped GFCI on the unit that keeps tripping because an extension cord is wet, a cord that is too long and too thin so the refrigerator sees low voltage and its compressor hums instead of starting, and a unit that was overloaded by a window air conditioner and a coffee maker at the same moment. Heavy, short cords, one appliance per cord, and no daisy chains solve most of it.

Half the House Has Power and Lights Are Flickering

Independent of the generator, a storm can damage the utility connection to the house in a way that is worse than a clean outage. The pattern is that some rooms have power and some do not, or lights get brighter and dimmer as appliances cycle, or something with a motor whines and runs hot.

That is an open or partially failed neutral, and the usual cause after a storm is a connection at the weatherhead or in the meter enclosure that has been pulled loose by wind or corroded by driven rain. When the neutral opens, the two halves of the house stop being held at 120 volts and start sharing 240 volts in whatever proportion the loads dictate. The half with the lighter load gets the higher voltage, and that is what burns out televisions, refrigerator control boards and anything with a power supply.

Turn off the main breaker and unplug the electronics. Then call. If the loose connection is on the utility side, FPL has to repair it. If it is in your meter can, on your service entrance conductors or in your panel, it is ours, and it is the kind of repair we do at night because leaving it until morning is expensive.

Downed Lines, Damaged Masts and Pulled Weatherheads

Much of Pembroke Pines is fed underground, which spares the newer western communities the worst of the wind damage. The older streets in the east of the city, between University Drive and Douglas Road and around Pasadena Lakes and West Boulevard Heights, still have overhead service drops to a lot of houses, and those are where the mast and weatherhead calls come from.

If a line is on the ground, assume it is live. Keep children and pets inside, stay well back, and report it to FPL. If the drop is still attached but the mast on the house has been bent or the weatherhead ripped away, the conductors may be intact but the entrance is compromised, and water is going into the meter can and the panel. The mast, weatherhead, service entrance conductors and meter enclosure belong to the homeowner, not the utility. FPL will not reconnect until that equipment has been repaired and inspected. That repair is ours, and getting it done and inspected is what puts you back in line for reconnection.

The Morning After: Water Where It Should Not Be

Large parts of Pembroke Pines sit inside mapped flood zones, and the city has been through rain events that put more than a foot of water on some western streets. The morning after is when we find out which panels and which generators got wet.

A panel or meter enclosure that has had standing water inside it is not something to dry and re-energize. The breakers have been submerged, the bus has been sitting in conductive water, and the terminations have started to corrode from the moment the water touched them. The failure will not necessarily happen today. It will happen in a month when the corroded connection has heated enough to fail. We replace flooded gear rather than clean it, and we say so up front. Garages, which is where most Pines panels live, are usually the lowest finished floor in the house, and a few inches of water in the garage is enough to reach a panel mounted at a normal height only rarely, but is often enough to reach a generator inlet box, a pool equipment subpanel, or the bottom of a transfer switch.

A standby generator that has been sitting in water is in the same category. The engine may survive. The controller, the alternator and the wiring inside the enclosure almost never do. Do not attempt to start it.

Outdoor receptacles, pool equipment and landscape lighting that took on water will trip their ground fault protection and keep tripping. Leave them off. We isolate the wet section so the rest of the circuit can be restored and repair the outdoor devices once they have dried. Lightning Damage and the Surge That Comes With Restoration

South Florida sees more lightning than almost anywhere else in the country, and a storm that produces no wind damage at all can still put a surge through every house on a distribution line. The call that follows is a house with power where a list of things no longer work: the garage door opener, the irrigation controller, the air conditioning control board, the doorbell transformer, a few GFCI receptacles that will not reset.

The other surge event is restoration. When the utility re-energizes a line after an outage, the switching transient runs into every house on it, and that is why people lose electronics the moment the lights come back rather than during the storm. If the house has a surge protective device at the panel, its indicator light will tell you whether it absorbed the hit and whether it is still functional. A device that has done its job is often used up, and it needs to be replaced before the next event.

Where there is no protection at the service, the emergency work is to find and replace whatever the surge damaged inside the electrical system: burned GFCI devices, a failed breaker, a scorched connection at the meter. Anything beyond that, appliances and electronics, is a matter for the manufacturer or the insurer. Burning Smells in a Sealed-Up House

A Pines house during a storm has the shutters up, the windows closed, and the air conditioner off because the generator cannot carry it. Smells build up. A faint hot smell that would have gone unnoticed on a normal afternoon fills the house, and people get scared. Some of that fear is justified.

Hot plastic, fish, or a sharp chemical smell that is strongest at one receptacle, switch, or at the panel is electrical until proven otherwise. Turn off that circuit or the main, open the house if you can, and call. In the older eastern neighborhoods the wiring itself can be the source. Under a generator's less stable voltage and with everything in the house switching on and off, a marginal aluminum connection is more likely to heat. A warm faceplate is the warning. Days Two Through Five: Living on Generator Power

Extended outages produce their own class of failure, and it is worth knowing the pattern so you can call before the unit fails rather than after.

Air-cooled standby units are rated for continuous operation but they need oil checks and, on a long run, an oil change. A unit running at high load in August heat for four days is at the edge of its design, and shedding load in the hottest part of the afternoon helps. Water heaters, dryers and ovens are the loads to give up first. The air conditioner is usually the one people fight to keep, and the honest answer is that a soft start on the condenser and a strict rule about what else runs alongside it is the difference between a house that stays cool and a generator that trips at 3 in the afternoon every day.

Portable units need fuel and rest. Running one continuously for days on end without letting it cool and checking oil is how they seize. Refuel only when the engine is off and cool, because gasoline on a hot muffler is a fire.

Utility crews will restore power at some point during this stretch, and the transfer back is another moment when things fail. Automatic switches hold on the generator until they see stable utility voltage for a set time. If the utility comes back with a marginal or single-phased feed, the switch will refuse to retransfer, and that refusal is correct. Do not force it. If you have a manual switch or interlock, wait until the neighbors have had steady power for an hour, then follow the sequence in reverse. When the house is back on utility, let the generator run a few minutes unloaded before shutting it down.

Get everyone out and stay out if a carbon monoxide alarm is sounding, if there is smoke or flame from any wall, ceiling or piece of equipment, if the panel or the transfer switch is buzzing loudly or visibly arcing, if anyone has received a shock from a faucet, an appliance or a wet floor, or if water is rising toward the panel or the generator and you cannot safely shut the main off first.

Once outside, call 911 for fire or CO, then call us. Do not go back in to shut off a breaker if the panel is the source of the smoke.

You can generally stay, with the main off and the generator off, for a plain loss of power, a generator that simply will not start, a breaker that tripped and stayed off, or storm damage that is outside and away from the house.
