Golden Beach is a strip of barrier island roughly one mile long and four blocks wide, and everything on it is a house. No towers, no strip centers, no offices. Roughly 400 Houses, and No Two Wired the Same
The town was platted in the late 1920s by the Ralston brothers, incorporated in May 1929, and built out slowly on filled land between the Atlantic and the Intracoastal Waterway. Today it holds a few hundred single family residences and nothing else, because the charter has never allowed commercial buildings or high rise construction inside the town limits. The result is a housing stock with almost no repetition in it.
On one block you have a modest mid-century house that has been added onto three times. Two doors down there is a recent rebuild with an elevator, a wine room, a full home automation rack, and a pool equipment pad that draws more current than the original house next door used in total. An electrician walking into a Golden Beach job cannot assume anything from the address. We open the panel, read what is actually there, and work from that.
What we do see repeatedly is layering. Very few homes here still run on their original electrical system untouched. Most have had a service upgrade at some point, then a renovation, then a pool or dock added, then a generator, then a car charger. Sizing the Service for a Large Custom House
The first question on most large home projects here is whether the existing service can carry what the owner wants to add. That is not answered by looking at the number stamped on the main breaker. It is answered by a load calculation.
A residential load calculation adds up the general lighting and receptacle load based on square footage, then adds the fixed appliance loads at their nameplate ratings, then applies the demand factors the code allows for loads that will not all run simultaneously. Air conditioning is taken at the larger of heating or cooling, not both. Ranges, dryers, water heaters, pool pumps and heaters, spa equipment, well and irrigation pumps, elevators, and car chargers all get counted. In a house of eight or ten thousand square feet with multiple air handlers, a pool, a spa, exterior lighting, and a car charger or two, the honest number frequently lands above what a standard 200 amp residential service can carry.
When that happens the options are real and they differ in cost and disruption. Sometimes the fix is a service upgrade to 320 amp metering feeding two 200 amp panels, which is common on larger South Florida homes. Sometimes it is a 400 amp service with a main distribution panel and subpanels placed near the loads. Sometimes the right answer is load management: a device that prevents the car charger and the pool heater from running at full output at the same moment, which can keep an adequate existing service in place instead of tearing out the meter can and the underground feed. We walk owners through all three rather than defaulting to the biggest and most expensive option.
Panels, Subpanels and Getting Power Where It Is Needed
Big houses on narrow lots create long runs. The meter and main panel are usually on one side of the house, and the equipment that needs power is spread from the street to the seawall. Rather than pulling twenty individual home runs the length of the building, we place subpanels close to the load groups: one in the garage or mechanical room for pool and spa equipment, one on the dock side for lighting and lifts, one in a second floor closet for an added wing.
Subpanels have to be done correctly or they create a hazard that is invisible until something goes wrong. In a subpanel the grounded conductor and the equipment grounding conductor must be kept separate. The neutral bar is isolated from the enclosure, a separate ground bar is bonded to the can, and the feeder carries four conductors. We find bonded neutrals in detached structure panels and remodel subpanels regularly, and it is one of the more important things to correct because it puts current on the grounding system during normal operation.
Dedicated circuits are the other half of getting power where it belongs. Modern kitchens want two small appliance circuits minimum plus dedicated runs for the dishwasher, disposal, built-in microwave, wine refrigerator, and any built-in coffee system. Laundry rooms with a steam unit and a large dryer need more than the old single circuit. Home theaters, network racks, and audio amplifiers behave far better on their own circuits than sharing with lighting that dims and flickers when a motor starts. Standby Generators and Transfer Switches
Golden Beach sits directly on the ocean with a single road in and out, and utility restoration after a storm is not instant anywhere in South Florida. That makes standby power a serious topic here rather than a luxury item, and it is one of the more common planned projects we take on in town.
A permanently installed standby generator is a different animal from a portable unit. It sits on a pad or an elevated platform, runs on natural gas or propane, exercises itself on a schedule, and starts automatically when it sees the utility drop. The part that matters most is the transfer switch, which is the device that disconnects the house from the utility before connecting it to the generator. Without a properly installed transfer switch you risk backfeeding the utility line, which endangers line crews and destroys equipment.
Whole House Versus Essential Loads
Owners often ask for a generator that runs everything. On a very large house that means a large machine and a large fuel supply, and it is genuinely the right answer for some properties. On others it makes more sense to build an essential loads panel: the generator feeds a subpanel that carries refrigeration, selected air conditioning zones, well and sump pumps, the network and security systems, the elevator, garage doors, and enough lighting and receptacles to live normally. The house stays comfortable, the machine stays a reasonable size, and the fuel lasts longer.
Automatic load management can bridge the two approaches. Modules shed the pool heater or a second air handler when the generator approaches capacity, then restore them when headroom returns. That lets a mid-sized unit cover more of the house than its nameplate suggests. Keeping the System Ready
A standby system that has not been exercised or serviced is a system that will disappoint you. Batteries fail, fuel lines develop issues, transfer switch contacts wear, and the automatic exercise schedule sometimes gets disabled and never restored. Before hurricane season we get calls from owners who want the whole standby system checked end to end: crank the unit, verify the transfer under load, inspect terminations, check the battery, confirm the exercise timer. That is planned work and it is far better done in May than in September.
Surge Protection Starting at the Meter
Lightning density in South Florida is high, and utility switching events add their own transients. A large custom home in Golden Beach may contain a lighting control processor, motorized shade drives, an elevator controller, pool automation, a security head end, network switches, and a small pile of appliance control boards. Replacing all of that after one event is a genuinely bad afternoon.
The practical approach is layered. A Type 1 or Type 2 surge protective device installed at the service equipment clamps the large transients coming in on the service conductors. That device does the heavy lifting but it does not stop everything, and it does nothing about surges induced on branch circuits inside the house. Point of use protection at sensitive equipment handles the remainder. Surge devices also need a low impedance path to ground with short, straight conductors, which is why the installation detail matters as much as the product rating.
Surge protection is only as good as the grounding it references. On older Golden Beach homes we sometimes find a single ground rod, a corroded connection at the water line, or a grounding electrode conductor that was cut during a renovation and never restored. Correcting the grounding electrode system and the bonding of metallic water and gas piping is unglamorous work that quietly determines whether any of the protection above actually functions.
Landscape, Dock and Pool Lighting
Most of the town's lots back onto either the ocean or the Intracoastal and its finger canals, and outdoor lighting is a large part of what these properties want. It is also where we see the most corner-cutting from previous installers.
Low voltage landscape lighting is the workhorse: path lights, uplights on palms, wall grazing on the front elevation, step lighting. The failure mode is almost always voltage drop. A transformer at the garage feeding a run out to the far corner of the property, on undersized cable, delivers noticeably dimmer light at the end of the run and shortens lamp life. We calculate the runs, use appropriately sized cable, split long circuits across multiple taps, and use burial-rated connections rather than twist-on connectors buried in a hole. Our lighting installation work on these properties usually includes cleaning up an earlier system as much as adding to it.
Line voltage work outdoors has its own requirements. Receptacles outdoors need ground fault protection and weatherproof in-use covers, not the flat flip lids that only close when nothing is plugged in. Fixtures and boxes need to be listed for wet locations, not damp. Conduit runs below grade need proper burial depth and a sweep up into the enclosure rather than a bushed stub.
Docks, Lifts and Water
Homes on the canal and Intracoastal side frequently have a dock, a boat lift, dock lighting, and sometimes a shore power pedestal. Electrical work over and around water is held to a higher standard for good reason. Receptacles and equipment serving boat hoists and dock outlets require ground fault protection. Boxes and disconnects need corrosion-resistant enclosures. Wiring methods have to tolerate a constantly wet and salty environment.
Lift motors are hard on their supply. A motor drawing more current than it should as its bearings age will trip a breaker eventually, and the trip is a symptom rather than the problem. We check the motor's actual running amperage against its nameplate, verify the disconnect and overcurrent protection are correct for the equipment, and inspect the conductors for the green corrosion that tells you moisture has been getting into a splice for a long time.
What Salt Air Does to Electrical Equipment
Being three blocks from open ocean on both sides means salt-laden air reaches everything outdoors and quite a lot indoors. It attacks electrical equipment in specific, predictable ways.
- Enclosures rust from the seams. Meter cans, disconnects and exterior panel cabinets corrode at the seams and around the knockouts first, then the door hinges seize and the gasket fails. Once water gets inside, the deterioration accelerates.
- Terminations lose their grip. Salt and moisture cause oxidation at lugs and breaker terminals. Oxidized connections increase resistance, which produces heat, which loosens the connection further. Discolored insulation and a faint burnt smell at a breaker are the visible end of that process.
- Aluminum feeders need attention. Many service and subfeeder conductors here are aluminum, which is entirely acceptable when installed correctly. Correctly means the right antioxidant compound at the terminations, connectors rated for aluminum, and torque set to the manufacturer's specification.
- Exterior fixtures fail early. Fixture housings, lamp sockets and mounting hardware in a coastal environment last far less time than the manufacturer's general rating suggests unless the hardware is marine grade stainless or bronze.
None of this is avoidable, but it is manageable. Sealing enclosure penetrations properly, specifying corrosion-resistant hardware outdoors, and checking terminations periodically keeps small deterioration from turning into a failure. When we open a panel on a job here, checking terminations is part of the visit whether or not that is what we were called for.
What We Find in Older Homes During Renovations
Renovation is constant in this town, and opening walls is when the real condition of a system becomes visible. A few of the things we run into and what we do about them.
Obsolete panel equipment. Federal Pacific Stab-Lok and Zinsco panels show up in homes of a certain era across South Florida. The concern with both is breakers that may not open reliably on an overload or a short, which defeats the entire point of the device. Replacement parts are also effectively unavailable. When we find either, we recommend replacing the panel rather than adding to it, and we explain exactly why rather than just asserting it. Straightforward panel repair and replacement is one of the more common planned jobs we do in town.
Ungrounded circuits and two-prong outlets. Older branch circuits with no equipment grounding conductor cannot legally take a standard three-prong receptacle. The permitted approaches are running a new grounded circuit, or protecting the existing circuit with a GFCI device and labeling the receptacles as having no equipment ground. During a renovation, running new is usually the better answer since the walls are already open.
Missing ground fault and arc fault protection. Ground fault protection is required at kitchen counters, bathrooms, laundry areas, garages, outdoors, near pools and spas, and in unfinished basements and crawl spaces. Arc fault protection covers most habitable room circuits including bedrooms and living areas. Older houses predate both requirements. When a room is being renovated, that is the natural moment to bring those circuits up to current standards.
Junction boxes buried in walls and ceilings. Splices belong in accessible boxes with covers. We regularly find them wrapped in tape above a ceiling or behind drywall from an old alteration. Those get relocated to accessible boxes as part of the work.
Undersized or overloaded circuits. A repeatedly tripping breaker is very often doing exactly what it was designed to do. The fix is a new circuit for the added load, not a larger breaker on the same conductors. Replacing a 15 amp breaker with a 20 amp breaker on 14 gauge wire is one of the more dangerous things a well-meaning person can do in a panel.
Why Breakers Trip and How We Trace It
Troubleshooting is a large share of what we get called for in Golden Beach, and it is genuinely diagnostic work rather than parts swapping. A breaker that trips is reporting one of a few conditions, and telling them apart is the whole job.
An overload means the circuit is carrying more current than it is rated for, usually because loads were added over time. The pattern is that it trips when several things run together and is fine otherwise. A short circuit is an unintended connection between conductors and trips instantly and hard, every time, usually traceable to a damaged cable, a failing device, or a fixture that took on water. A ground fault trips a GFCI device and points to current leaking to ground, frequently from moisture in an outdoor box, a pool light, or an appliance with a failing element.
Arc fault breakers add a fourth category that owners find frustrating. AFCI devices detect the signature of arcing, and some of them react to the electrical noise from certain motors, dimmers, and power supplies. Sometimes that is nuisance tripping and a newer device solves it. Sometimes it is a real loose connection or damaged conductor and the breaker is correct. We do not assume nuisance until we have checked the circuit, because assuming wrong is how a fire starts.
Our approach is to isolate rather than guess: separate the circuit into sections, test each, use a clamp meter to see what is actually being drawn, and check terminations and boxes along the run. That takes time, and it is the difference between fixing the fault and returning three weeks later. EV Charging for Multi-Car Households
Car chargers are one of the more common additions we handle here, and Golden Beach houses often mean more than one vehicle and a garage that sits some distance from the panel.
A single Level 2 charger typically needs a 240 volt dedicated circuit sized to the unit's continuous draw, which means the circuit is rated for 125 percent of the charger's continuous output. Two chargers double that and are frequently the point at which the service capacity question comes back around. There are three ways forward: upgrade the service, install chargers that share a single circuit and negotiate available current between them, or use load management at the panel that reduces charging output when the rest of the house is drawing heavily.
Placement matters too. Long conduit runs to a detached garage or a motor court need conductor sizing that accounts for voltage drop, proper burial depth, and a disconnect where required. Service changes, generator installations, new circuits, and most renovation electrical work require a permit and an inspection. Golden Beach is a small municipality and the process is straightforward, but it is a process, and skipping it creates problems that surface at the worst moment.
Unpermitted electrical work turns up during a sale, during an insurance inspection, or when a later contractor opens a wall and finds something that was never signed off.
