Two very different kinds of buildings sit within a mile of each other in North Miami Beach: small storefronts and strip buildings strung along the 163rd Street corridor, and blocks of single-family houses built when the city was still filling in. Fulford Before It Was North Miami Beach
Captain William H. Fulford came through this area in 1881 and found lowlands, marshes and mangroves along the Oleta River. When the Florida East Coast Railway reached Miami in 1896, settlers followed under the Homestead Act and two farming communities took hold, Fulford and Ojus. In 1917 a newspaper owner named Lafe Allen laid out a vision for a planned city of wide streets, and the Fulford-by-the-Sea Company started selling lots in 1922.
The boom years were 1924 through 1926. Carl Fisher built the Fulford-Miami Speedway in 1925, a wooden oval with fifty degree banked turns that held exactly one race before it was gone. The 1926 hurricane ended the boom, and what was left incorporated as the Town of Fulford in 1927. In 1931 the legislature authorized a charter renaming the city North Miami Beach, reflecting annexed beachfront property and borrowing some of the shine from Miami Beach.
Growth came later and steadily. The city went from roughly 2,129 residents in 1938 to 43,676 at the 2020 census, spread over about 5.37 square miles with 4.85 of that on land. The Ancient Spanish Monastery, originally built in Spain in 1141 and reassembled here in the early 1950s, is the landmark most people can name, and it sits on West Dixie Highway a short distance from housing that was going up at the same time it was being rebuilt.
The 163rd Street Corridor and Its Storefronts
NE 163rd Street, running into North Miami Beach Boulevard, is the commercial backbone of the city. It carries a long run of small independent businesses, including a well known concentration of Asian owned shops and restaurants, along with service retail, offices, salons, markets, and everything else that fills a corridor like this. Most of it operates out of buildings that are decades older than the current tenant.
The electrical reality of an older strip building is that the service was designed for one set of tenants and has been divided, re-divided and extended ever since. When we walk one, the recurring findings are consistent.
- Panel schedules that do not match anything. Three tenants ago somebody wrote in pencil. Half the circuits are labeled for equipment that left years back.
- Shared circuits crossing demising walls. One suite's lighting fed from a neighbor's panel is a billing problem, a shutdown problem and a code problem all at once.
- Extension of the original service without recalculation. Each build out added load. Nobody added up what the service was carrying.
- Working clearance gone. Panels get walled into storage rooms, blocked by shelving, or buried behind a mop sink. The required clear space in front of electrical equipment is enforceable, and an inspector will stop a job over it.
- Exit and emergency lighting that has never been tested. Battery units age out silently. The unit looks fine until the power drops and it gives you ninety seconds instead of ninety minutes.

Tenant Build Outs in an Older Building
A build out in a 1960s or 1970s commercial shell is mostly a question of how much capacity the base building has and where it lives. The sequence we follow does not change much.
First, we determine the available capacity at the point of service and at the tenant panel. That means reading the main, the feeder, and any existing demand history rather than trusting a nameplate. Second, we build the load list from the tenant's actual equipment, not from a generic allowance. A small restaurant, a laundromat, a nail salon and a phone repair shop with the same square footage have wildly different demands. Third, we lay out the panel and circuits with room to grow, because the tenant after this one will thank you.
Then it is conduit, wire, devices, lighting, disconnects for fixed equipment, and the inspections that go with them. Everything is permitted. Kitchens add hood control interlocks, walk-in and refrigeration circuits, and equipment that needs dedicated protection. Retail adds display and sign circuits and, increasingly, point of sale locations that need a clean dedicated circuit rather than a shared one. Three-Phase Power and Why a Small Shop Cares
Plenty of small commercial spaces on this corridor have three-phase service available whether the tenant knows it or not, and plenty of others have single phase only. It matters the moment somebody buys equipment.
Three-phase power delivers more consistent power with smaller conductors for the same load, and most serious commercial equipment is built for it: larger compressors, commercial refrigeration, air handlers above a certain size, machine tools, elevators, and a lot of restaurant equipment. Motors on three-phase run cooler and last longer than the equivalent single-phase motor. If your service is 120/208 volt three-phase, you have four wires and a lot of options. If it is 120/240 volt single phase, some equipment simply will not work without a conversion, and the conversion is often more expensive than a service change.

Signs, Awnings and the Front of the Building
The face of a storefront is the part that gets the most weather and the least maintenance. A few things fail predictably here.
Sign circuits are supposed to be dedicated and to have a disconnect within sight of the sign. On older buildings that disconnect frequently does not exist, which means the only way to work on the sign safely is to shut down the whole suite. Channel letter signs and cabinet signs with LED modules use a low voltage power supply that lives inside the sign or above the ceiling, and those supplies are the part that dies, not the modules.
Under-awning and canopy lighting has to be rated for a damp or wet location depending on how it is mounted, and the fittings have to be sealed. We find a lot of interior grade fixtures under awnings, and they fill with water. Exterior receptacles at the front of a building need weather resistant devices, in-use covers, and ground fault protection, and on a corridor where sidewalk vendors and holiday displays plug in every year, that protection actually gets used.
Parking and Site Lighting for Small Commercial Property
A lot of the properties along and behind 163rd Street have small lots, ten to forty spaces, with a handful of poles and some wall packs. That is small enough that people postpone the work and large enough that failures create real liability.
The failures we chase are almost always in the same places: photocells and contactors that have stopped switching, underground faults where a conductor was spliced without a listed direct burial method, corroded pole bases where irrigation has been hitting steel for fifteen years, and older fixtures whose output has degraded so far that the lot reads as dark even though the lights are technically on.
When a property converts to LED, the useful question is not which lamp but whether the existing pole spacing and mounting heights still produce even coverage with a different distribution pattern. The Residential Half of the City
Step off the corridor and you are in neighborhoods of single-story concrete block houses, most of them from the 1950s and 1960s, in areas like Fulford, Uleta, Highland Village, Sunkist Grove, Washington Park and the Skylake area. Twenty-two named neighborhoods make up the city, and the residential ones share a set of electrical conditions.
The original services were small. A 60 or 100 amp main was normal, and it was sized for a house with a range, a water heater and lights. Central air conditioning came later, additions came later, and the panel usually did not change to match. We find panels with tandem breakers stuffed into every slot, subfeeds run to garages without a proper subpanel, and at least one circuit somewhere carrying far more than it was intended to.
Two-wire circuits with no equipment grounding conductor are common in this stock. So are three-prong receptacles installed on those circuits, sometimes with the neutral jumpered to the ground screw, which passes a cheap plug-in tester and provides no ground at all. Where a new grounded circuit is not practical, protecting the circuit with a ground fault device and labeling the outlets is a recognized approach that gives real shock protection while being honest about what the circuit is.
Federal Pacific Stab-Lok and Zinsco panels turn up in South Florida housing of this era, and both have long histories of breakers that fail to trip when they should. They come up repeatedly on Florida four point inspections as a reason carriers decline or cancel coverage, which tends to settle the question of whether to replace one.
Waterfront Circuits in Eastern Shores
Eastern Shores is its own case. The neighborhood was created by filling mangrove wetland in the late 1950s, it sits on a peninsula bounded by Sunny Isles Boulevard to the south, Maule Lake to the west, the Intracoastal Waterway to the east and Dumfoundling Bay to the northeast, and most of it is laid out along man-made canals. Guard gates went in during 1997. The east side carries condominiums and townhouses; the rest is single-family on the water.
Waterfront work here means dock and davit circuits, boatlift power, exterior lighting on seawalls and docks, and pool equipment, all in an environment that eats metal. The requirements for ground fault protection around docking facilities are stricter than most owners expect, and the protective devices used there are not the ordinary residential ones.
Equipment selection matters more than anywhere else in the city. A rain tight enclosure rating is not a corrosion rating. Near salt air, a corrosion resistant enclosure in stainless or a nonmetallic material, stainless fasteners, marine grade fixture housings, and aluminum terminations that are landed clean, torqued to specification and treated with a listed compound are what separate an installation that lasts from one that is rebuilt every few seasons.
Panel and Service Upgrades for a House That Has Grown
When a homeowner here asks about a bigger panel, what they usually need first is an honest count of what the house is drawing. A load calculation is a written tally, not an opinion: living area drives the general lighting and receptacle figure, the code fixes a minimum number of small appliance and laundry circuits, every fixed appliance contributes its nameplate rating, heating and cooling are compared and only the larger one counts, and anything added since the house was built gets included by name. Demand factors then reduce the total to a realistic figure, and the result is stated in amperes.
Three outcomes come out of that number. If the service is adequate but the panel is full, a subpanel or a panel change on the same service solves it. If the service itself is undersized, you are looking at a new meter enclosure, service entrance conductors, main disconnect and panel, with the utility scheduled for a disconnect and reconnect and a planned outage for part of the day. If the service is adequate and the panel has spaces but the grounding and bonding are wrong, that gets corrected first, because everything downstream depends on it.
Grounding deserves its own look on a house of this age, because it is the part nobody sees and everything else leans on. Sometimes the electrode is there and the conductor to it was never terminated. Sometimes the metal water pipe that served as an electrode has been replaced with plastic somewhere down the line, quietly ending its usefulness. Sometimes the bonding jumper across the water meter is simply gone. A surge protective device at the panel is a sensible investment in a lightning belt like South Florida, and it performs only as well as the path underneath it, so we fix that first.
Permits, Inspections and Recertification
Electrical work of any consequence in North Miami Beach is permitted and inspected, and that inspection is what protects an owner at resale, at lease-up and at claim time. We pull permits and meet inspectors as part of the job rather than treating it as an add-on.
Commercial and multifamily owners carry a second obligation on top of the permit. The county runs a building recertification program: the clock starts at 30 years for most structures, repeats on a ten year cycle after that, and runs on a shorter schedule for certain taller coastal buildings. Houses, duplexes and small low-occupancy buildings sit outside it. Where it applies, the electrical portion of the report has expanded: alongside the review of service, branch circuits, raceways and emergency lighting, an infrared thermography inspection is now required on electrical systems operating at 400 amperes or greater, which finds hot terminations and loose lugs before they become a failure.
