Two Kinds of Emergency Calls From One City
North Miami Beach is about five square miles with roughly 43,700 residents and twenty-two named neighborhoods, and it splits electrically along one line. On one side is the commercial spine of NE 163rd Street and North Miami Beach Boulevard, a run of small independent businesses so dense that it has been known informally as Miami's Chinatown since the early 1990s, plus the offices and retail along Biscayne Boulevard and West Dixie Highway. On the other side are the residential neighborhoods, most of them single-story concrete block houses from the 1950s and 1960s, and the newer waterfront homes and townhouses of Eastern Shores.
The commercial emergencies are about lost revenue, spoiled product and life safety systems. The residential emergencies are about old wiring and small services under modern loads. Storefront Emergencies on 163rd Street
The buildings along the corridor are mostly older strip construction that has been subdivided and re-tenanted many times. The electrical systems inside reflect that history, and the after-hours calls we get from them are consistent.
A restaurant goes dark during service. Usually a main or a feeder breaker has tripped on the combined load of a kitchen at full tilt, or a single failed component in the building switchgear has dropped the suite. Turn off the cooking equipment and the hood before anything is reset, because a restart under full load will trip it again. If the breaker holds with the kitchen off, bring equipment back one piece at a time. If it will not hold at all, it is a fault and needs an emergency electrician in North Miami Beach, not another reset.
Walk-in coolers and reach-ins stop. Refrigeration compressors have their own circuits and their own failure modes, including a failed contactor, a tripped equipment breaker that has weakened from years of cycling, or a lost phase on a three-phase unit. Product in a walk-in has a limited window. We prioritize refrigeration calls for that reason and we can get a compressor onto a temporary safe circuit while the permanent repair is scheduled.
The sign is smoking or the awning lights are sparking. Storefront signage is exposed to every rainstorm, and the low voltage power supplies and the wiring to them fail in wet weather. A tenant next door shutting off their main at closing can drop your lighting, your point of sale or your refrigeration. That is a code correction issue, but at 9 pm it is an emergency, and the first step is figuring out whose panel actually feeds what.
Exit signs and emergency lights failed when the power dropped. These units are supposed to carry the egress path for ninety minutes on battery. Old batteries give ninety seconds. If a building outage revealed that yours are dead, that is a life safety failure and it is worth an after-hours call rather than a note for next week. Losing One Phase in a Three-Phase Suite
Many of the commercial buildings along the corridor are served with three-phase power, and one of the more damaging emergencies in a three-phase building is not a total outage but a partial one. When one of the three phases drops out, at the utility, at a blown fuse in the building service, or at a burned lug in a panel, the single-phase loads on the surviving phases keep running. The three-phase motors do not.
A three-phase compressor, exhaust fan, walk-in condensing unit or air handler that loses a phase will try to run on the two remaining ones. It draws far more current than it should, it hums loudly, it may fail to start or start and stall, and it overheats in minutes. Motors with proper phase loss protection will shut themselves down. Older equipment frequently has none.
The signs from inside a suite: some lights work and some do not, the walk-in fan is humming without spinning, the air conditioning is running but not cooling, and a 208 volt piece of equipment is dead while the 120 volt receptacles beside it are fine. If that describes your building, shut off every motor disconnect you can reach before doing anything else, then call. Saving a compressor is worth more than the time it takes to flip a few switches. House Emergencies in Fulford, Uleta and Skylake
Step away from the corridor and the calls change. The residential neighborhoods, Fulford, Uleta, Highland Village, Sunkist Grove, Washington Park, Skylake and the others, are dominated by block houses built with 60 or 100 amp services that have been asked to carry central air, electric dryers and a second refrigerator for decades.
The emergency we see most in those houses is a panel that has been overfilled. Tandem breakers in every slot, a subfeed to a converted garage taken off the bus with no proper subpanel, and at least one circuit carrying twice what its conductor is rated for. The first symptom is usually heat: a warm panel cover, a smell near the panel in the evening when the air conditioner and the range are both on, and eventually a breaker that will not reset because its internal contacts have been cooked.
The second is the ungrounded circuit. Two-wire branch circuits with three-prong receptacles installed on them are everywhere in this housing stock. When a metal-cased appliance develops a fault on one of those, the case becomes live and stays live, because there is no ground path to trip the breaker. A tingle from a washing machine, a window unit, a faucet or a metal lamp is a shock hazard that can turn fatal with wet hands and bare feet on terrazzo. Do not touch it again. Shut off the circuit or the main and call.
The third is the original panel itself. Federal Pacific Stab-Lok and Zinsco equipment turns up here as it does across older South Florida, and when a breaker in one of those panels fails to trip on a fault, the fault burns until something else interrupts it. If you have one, an overnight failure is often the moment the panel gets replaced, because there is no honest way to re-energize it.
The Mistakes That Turn a Small Problem Into a Big One
Most electrical emergencies started as something manageable. The escalation comes from what people do in the first hour.
- Resetting a breaker again and again. A breaker that trips instantly is protecting you from a fault. Each reset sends fault current through whatever is damaged and heats it further. Twice is enough to know.
- Replacing a breaker with a bigger one. The breaker size is matched to the wire, not to how much you want to run. A larger breaker on the same wire removes the only protection that wire has.
- Taping a breaker on. We have found breakers taped, wedged and zip tied in the on position in this city. That is a fire waiting for a busy evening.
- Running power strips off power strips. A kitchen or a salon with a chain of strips and extension cords will eventually heat a cord to the point of ignition, and the cord is usually under a mat or behind a cabinet where nobody sees it.
- Pouring water on an electrical fire. Water conducts. Use a dry chemical extinguisher if the fire is small and you can do it from a distance; otherwise get out.
- Opening the panel to look. The bus bars in a residential panel are live at 240 volts even with the main off, because the main's line side terminals are still fed from the meter. Leave the dead front on.
- Ignoring a smell because the lights came back. The lights coming back on means the breaker reset. It does not mean the connection that overheated is fixed.
- Turning a flooded panel back on because the water drained. The damage is inside the breakers, where you cannot see it.
Eastern Shores: Water on Three Sides
Eastern Shores is a peninsula built up from mangrove wetland in the late 1950s, with Maule Lake on the west, the Intracoastal on the east, Dumfoundling Bay to the northeast and Sunny Isles Boulevard to the south. The neighborhood is threaded with canals, most of them man-made. Townhouses and condominium buildings line its eastern edge, and canal front single-family homes fill the rest.
Electrically, the neighborhood has three things the rest of the city does not. The first is dock and boatlift power at almost every house, living in salt spray and occasionally under water. The second is king tides. The city's own flooding documentation shows NE 23rd Street between NE 170th and 171st Streets under water during the fall tides, and the same water reaches pool equipment pads, dock pedestals and low-mounted disconnects along the canals. The third is gated access: when you call us, tell the guardhouse to expect a 24/7 Electrician truck so nobody is stuck at the gate.
Salt water that has reached electrical equipment is a replacement, not a dry-out. Contacts corrode from the inside, breakers lose the ability to trip, and boatlift motor windings fail. A dock circuit that has been under a king tide should be shut off at the panel and left off until it has been opened and inspected. If anyone feels current in the water near a dock or a seawall, everyone gets out without touching a ladder or a metal rail, every dock circuit goes off, and that is a call to us and to 911 if anyone was hurt. Electrical current in water around docks is a recognized killer in Florida, and it does not announce itself.
Enclosures near the water need to be corrosion rated, not just rain tight, and terminations need to be clean and treated. After a storm, the first thing we check on a canal front house is whether the salt got into anything, because the failures it causes show up weeks later as the emergency nobody connects to the storm.
Hurricane Aftermath: Generators, Backfeed and Reconnection
After a hurricane the calls shift from what failed during the storm to what people did afterward. Three things come up over and over.
Backfeeding from a portable generator. A generator plugged into a dryer or range receptacle with a double-ended cord pushes power backward through the panel, through the meter, and out onto the utility line, where a line worker who believes the line is dead can be killed by it. It also fries the generator the moment utility power returns. There is no version of this that is acceptable. A generator connects through a transfer switch or an inlet with a mechanical interlock, and if you have one of those and it is not working, that is a call we take at any hour. If you do not have one, the generator runs cords directly to the appliances and nothing else.
Carbon monoxide. Generators run outside, away from windows and doors, and never in a garage, a carport with the door open, or a screened patio. The fatalities after Florida storms are mostly this, not electricity.
Reconnection after damage. If the storm pulled the service drop off the house, bent the mast or tore the meter can off the wall, the utility will make the wires safe and then wait for the customer side to be rebuilt and inspected. We rebuild masts, weatherheads, meter enclosures and service entrances, pull the permit, and schedule the inspection so the utility can reconnect. On a commercial building with a pad-mounted transformer and underground service, the failure point after a storm is more often water in the transformer vault or the building switchgear, and the sequence is the same: make safe, repair, inspect, reconnect.

Should You Call the Utility, 911 or Us
Three numbers, three sets of problems. Getting the first call right saves the most time.
The utility handles the lines on the poles, the transformers, the underground laterals and the service drop up to where it attaches to your building. If the whole street is out, if a transformer is smoking, if wires are down, or if your meter is intact and your main is on but the building is dead, call them. They will not fix anything on your side of the meter, but they will make their side safe.
911 is for fire, smoke from any part of the structure, a person who has been shocked or burned, and a downed wire touching anything a person could touch. When in doubt between 911 and anyone else, it is 911.
We handle everything from the meter enclosure inward: the tripped main that will not reset, the panel that is buzzing or hot, the sparking outlet, the smell with no source, the lost phase in a commercial suite, the dead refrigeration circuit, the flooded panel, the lights that brighten and dim on a bad neutral, and the storm damaged service that has to be rebuilt before the utility will reconnect. While You Wait
Once the call is made, the useful things are small. Get the main off if it is not already and the situation warranted it. Move cars so the truck can get to the side of the building where the meter is. Find a flashlight and put it by the panel. If the building is commercial, have someone on site with keys to the electrical room and the roof hatch, and have the landlord's number ready in case the failure is in base building equipment. If the building is in Eastern Shores or another gated community, clear us with the gate.
Write down the sequence of what happened while it is fresh: what you smelled, which lights failed, what tripped, what was running. That account is the fastest diagnostic tool we have and it is what an insurance adjuster will want later.

Failed breakers, burned terminations, damaged devices and isolated faults are usually finished on the spot.
