Broward's Oldest City Has the Oldest Wiring to Match
Dania Beach was incorporated as the Town of Dania on November 30, 1904, which makes it the oldest municipality in Broward County. The settlement started as Modello around the turn of the century, took its name from the Danish ancestry of many of its early farmers, reincorporated after the 1926 hurricane, and became the City of Dania Beach in November 1998. It was once known as the tomato capital of the world and later as the antique capital of the south, which is still visible along the Federal Highway antique district.
The practical result of that long history is a housing stock with no single electrical vintage. Inside 8.35 square miles you have prewar and postwar cottages near the city center, 1950s and 1960s concrete block houses, waterfront properties that have been renovated three or four times, apartment and condominium buildings from several different decades, and brand new construction around Dania Pointe. Two houses on the same block can be forty years apart in wiring.

- Fasteners and fittings. Ordinary plated screws in an outdoor cover seize solid within a couple of seasons. Stainless hardware costs a little more once and saves cutting the cover off later.
- Raceway. Standard galvanized rigid conduit and standard couplings do not last near the water the way PVC coated rigid or Schedule 80 PVC does, especially where a run enters concrete or comes out of the ground.
- Outdoor fixtures. Cheap die cast aluminum housings on a seawall or a dock last a fraction of the time a marine grade fixture does, and when they go, they take the driver and the gasket with them.
Enclosure selection is the part people skip. A NEMA 3R rated enclosure is rain tight and adequate for a lot of outdoor work, but it is not a corrosion rating. Near salt exposure, a NEMA 4X enclosure in stainless or nonmetallic material is the right answer for panels, disconnects and control boxes, and it is worth the difference the first time you open one after three years and everything inside is clean.
Dock, Boatlift and Shore Power Circuits
This is the work that defines Dania Beach for us. The city sits on the water, the Dania Cutoff Canal has been dredged to accommodate larger vessels, and there is a dense cluster of marinas and yacht service businesses along that corridor, including facilities like Harbour Towne Marina on NE 3rd Street, which operates a full boatyard with a travel lift.
Shore power on a private dock usually comes down to a 30 amp 125 volt twist lock receptacle, a 50 amp 125/250 volt receptacle, or both, fed from a weatherproof pedestal or a wall mounted enclosure. - Ground fault protection is not optional. Current code requires ground fault protection of equipment on the feeders and branch circuits serving docking facilities, and individual protection set at 30 milliamperes or less on receptacles that supply shore power. That threshold exists because leakage current in the water around a dock is the mechanism behind electric shock drowning, and it is set far below what a person can survive.
- The electrical datum plane. Equipment, junction boxes and connections on a dock have to sit above a defined reference elevation based on the tidal or water level conditions of the site. Boxes mounted low so they look tidy are boxes that end up submerged.
- Wiring method. Conductors on a dock belong in a corrosion resistant raceway with listed wet location fittings, supported so a line, a fender or a hose cannot pull on them, with enough slack at the transition to a floating section.
- Boat lifts. A lift at a house needs its own circuit, a weatherproof disconnect within sight, and ground fault protection, which the code specifically requires for boat hoist outlets at a dwelling. Lift motors also draw hard on start, so undersized conductors on a long run to the end of a dock show up as a motor that hums and stalls.
- Signage and bonding. Warning signage about shock hazard and swimming near a docking facility is required, and the bonding of metal parts on and around the dock is part of what keeps stray current out of the water.

Grounding and Bonding When Water Is Everywhere
Grounding is the least glamorous part of the trade and the part that matters most on a waterfront lot. A proper grounding electrode system, driven rods where required, bonding of the metallic water piping, an intersystem bonding terminal so cable and satellite grounds land somewhere legitimate instead of on a hose bib, and a clean separation of grounded and grounding conductors on the load side of the service disconnect are the difference between a fault clearing and a fault energizing something you can touch.
Ground fault circuit interrupter protection is required in kitchens, bathrooms, garages, laundry areas, outdoors and generally within six feet of a sink, and on a property with a pool, a dock and outdoor cooking there are more of those locations than most owners realize. Pool equipment has its own bonding requirements: the pump motor, metal parts of the structure, the perimeter surface and any metal within reach of the water all have to be bonded together so there is no voltage difference for a swimmer to bridge.
Arc fault protection applies to most habitable living space in current code and comes into play whenever we replace or extend those circuits. When a new arc fault breaker starts tripping in a house of this age, it is almost never a bad breaker. It is usually a shared neutral between two circuits, a conductor nicked during an old renovation, or a loose push-in connection at the back of a receptacle, and it is worth chasing down rather than reverting to a standard breaker and forgetting about it.
